ARCH COMMERCIAL - DRIVING INVESTMENT AND BUSINESS OPPORTUNITIES IN NORTHUMBERLAND

A

rch Commercial is part of the Arch Group, a private-sector arms-length development company established by Northumberland County Council to drive economic development, regeneration and business growth across the county.

The company currently owns and manages a commercial and industrial property

portfolio of over 1 million sq.ft and is continuing to

expand through further acquisition and development.

Its portfolio consists of industrial workshop and warehouse units, retail space, office buildings, suites, business parks and managed workspace with property sizes ranging from 200 sq.ft to 45,000 sq.ft.

Arch manages its growing portfolio from its head office in Ashington, Northumberland and also operates a number of customer access points throughout the county within its managed workspace properties. Clients range from manufacturing and technology firms to major high street retailers including Iceland, Screw Fix and B&M Home Bargains. The company’s construction division recently built 22,000 sq.ft of industrial space creating 2 x 5,000 and 2 x 6,000 sq.ft units in Ashington and Cramlington to meet demand in the area. All four developments are now under offer with prospective tenants. Lee Farrier MRICS, Head of Estates at Arch, explains: “We offer a range of occupational terms, together with a professional and efficient service from our team of surveyors, customer service and maintenance staff. We are committed to an improvement and investment programme and our customer base is growing year on year. Arch is dedicated to assisting new and

existing businesses to expand and relocate in Northumberland. We offer secure workspace, flexible leasing options, competitive rents, the ability to upsize at short notice and a range of unit sizes in many locations across the county.” “We are continually looking for new investment and development opportunities and are currently developing a pipeline of projects for the next three years and beyond to support our economic development mission in Northumberland. By taking a long-term view, we are ideally placed to tackle projects that wouldn’t normally appeal to conventional developers. We also innovate by adopting new building technologies such as using photovoltaics to reduce energy costs to the tenant and address market failure in key areas such as quality offices and modern industrial space. “Arch aims to bring a culture of professionalism to estate management, increasing occupancy levels and ensuring that our business tenants get the best possible service.” The company is currently seeking occupiers for its range of office and

industrial units within Wansbeck Business Park. Arch recently acquired the

remainder of the Park in Ashington which has 27,357 sq.ft of lettable workspace and 820,185 sq.ft of industrial units with 12 acres of

development land. The estate offers a mix of business accommodation in a beautiful woodland setting and is located

on the site of the former Ashington Colliery. It lies on the A197 with good transport links to the A1 which are set to further improve when the new A1 Morpeth Bypass is completed. Businesses already located and thriving at the Park include Thermacore Europe, Hendry Hydraulics, the Northumberland Ice Cream Company and Polar Krush, a leading manufacturer and supplier of dispensed frozen drinks and fruit juices throughout Europe. The Park also benefits from Wansbeck

Workspace which is Arch’s second dedicated business centre in Ashington. Since acquiring the Workspace, Arch have refurbished the building to a high specification, providing modern offices in various sizes over two storeys. Tenants have access to superfast internet connections, telephone services, free parking, two meeting rooms and virtual office facilities. As a result of the quality of the accommodation and due to its continued growth, Arch as an organisation is seeking to relocate its premises there this summer. The company is continuously working to improve the built environment of its estates to bring variety and attract new interest. This is perhaps best demonstrated at Wansbeck Business Park with the addition of a Marston’s pub this year as well as undertaking redevelopment plans to rebrand and reinvigorate the estate during the next 18 months.
