HOME TO UK’S MOST SUCCESSFUL OFFICE PARK... 2


016 is gearing up to be a busy and successful year for North Tyneside with a number of new and ongoing projects which are delivering fantastic benefits to the local economy.


Among them is the continued success


of Cobalt Park, the UK’s largest and most successful business park in the UK. It is now home to 20 major occupiers across multiple sectors including IT, financial services, utilities and renewables and provides employment for 14,000 people. North Tyneside Council has worked hard with property developer Highbridge to bring new companies into Cobalt as well as encouraging existing businesses to take additional space, including major employers Accenture, Utilitywise, EE, G4S, Hewlett Packard and Procter & Gamble. Leeds Building Society is the most recent business to confirm it has signed a lease for 20,000 sq.ft on the park – and with two further deals yet to be announced, this marks a real milestone for Cobalt and takes the overall occupancy to 90%. Highbridge is aiming to repeat the success of Cobalt with its latest major scheme which it is developing in collaboration with North Tyneside Council, Indigo Park.


An 82 acre strategic employment site capable of accommodating in excess of 1.3 million sq.ft of bespoke


manufacturing/distribution space to satisfy the needs of individual companies. Located close to the A1, the site is available for immediate development and once fully occupied has the capacity to generate over 1,000 jobs.


Quorum Business Park in Longbenton is also home to a number of large companies including Tesco Bank, Convergys, insurethebox and Balfour Beatty – and is continuing to attract new tenants. Quorum is now home to over 5,000 staff and is already 65% occupied.


Its latest signing is North East bakery favourite Greggs, which recently relocated its main headquarters to the park. The move comes as the company looks to consolidate a number of its office locations


offshore sector. Once complete, Swans will generate thousands of new, well-paid jobs in the North East. The region is already home to a broad range of major companies including Maersk, OGN, GE Oil and Gas, Fabricom Offshore, SMD, WD Close, Quick Hydraulics and Barrier Group. The Swans Centre for Innovation has also been launched on the Swans site providing new and flexible business accommodation in a prime location for


across the region, bringing them into one main business hub on Quorum. Excellent progress is also being made on the Swans site in Wallsend which is already attracting significant interest from national and international firms. With development partner Kier Property we are seeing £100 million of investment is being pumped into the 34-acre site to create an advanced manufacturing hub for the


small and medium-sized businesses in the energy, marine and offshore sectors. The Centre for Innovation project is part financed by the European Regional Development Fund (ERDF), managed by the Department for Communities and Local Government, securing just over £1 million of ERDF investment. As an Enterprise Zone, Swans offers a number of benefits for companies locating to the site before March 2018 including up to five years' business rates relief and a simplified planning scheme.
