PHASE TWO FULLY LET AT PARK VALLEY MILLS P

AT THE DOUBLE! T

hase Two of the major regeneration of the historic 13-acre Park Valley Mills site in Lockwood, Huddersfield, has been completed – and is now fully let.

The flagship site, which is owned by Holmfirth Dyers, is being transformed into a high-quality business park, featuring 18 brand- new industrial units with office and storage space. Park Valley Mills had previously been derelict for many years, with buildings falling into disrepair. Now the revamped site off Meltham Road in Lockwood is creating new jobs and regenerating the area. Altogether 75 new jobs have been created on site. Two significant new lettings mean that Phase Two is now fully occupied. King Scientific, an independent family-owned laboratory supply

company, has taken 3,000 sq.ft of prime industrial and warehouse space in Unit 8 of Phase 2.

Director Steve King commented: “During the last 18-24 months

the company has seen increased opportunities and capitalised on these. The resulting increase in business saw us outgrow old premises in Liversedge and quickly need to increase our warehouse space now and to have further capacity for the future. “That is why Park Valley Mills is perfect for our needs. It gives us a platform to continue to grow our business and also to better serve our customers with increased stock keeping. The site is well- managed, provides reasonable rents and is ideally situated for all major road networks,” added Mr King. Meanwhile Computerway Business Solutions has taken 2,000 sq.ft of office and warehouse space in Unit 9 of Phase 2. The expanding company designs, builds, installs, commissions and supports a range of products, primarily for food processing industry. Its products consist of computer/electronic hardware, software and peripheral equipment.

he Leeds office of global property consultancy Knight Frank has completed two deals at the recently-refurbished Ringway Industrial Estate on the outskirts of Huddersfield in West Yorkshire. Knight Frank has advised landlords CBRE Investors on the letting of the 6,772 sq.ft Unit 1 to Toolstation and of the 6,215 sq.ft Unit 11 to Elite Designer Fashions Ltd. Tom Lamb, industrial property specialist with Knight Frank in

Leeds, commented: “These are tremendous deals, involving strong tenants on 10-year leases at a healthy rental. They reflect both the excellent location of Ringway and the extensive refurbishment which has recently been carried out on the estate. “The location of Ringway is exceptional. It is located on Beck Road adjacent to the Huddersfield Ring Road, which provides superb access both to the town centre and to Junctions 24 and 25 of the M62 Motorway at the heart of Yorkshire’s superb motorway network for both freight and commuting. “Meanwhile the estate, an established industrial and trade

counter location in the heart of Huddersfield, can accommodate various business uses. There is a healthy range of occupiers, who enjoy the green and leafy environment and who appreciate the refurbishment of the estate, which has been carried out during the past couple of years.” Peter Evans, the associate director of Citivale, the Leeds- based property developer and asset manager, who have overseen the refurbishment, commented: “The recent refurbishment of the estate, which included the £100,000 upgrade of Unit One, into which Toolstation are moving, has ensured it is a prime modern business park fit for the 21st century. The units range from 2,000 sq.ft to 30,000 sq.ft. At the moment there is about 49,000 sq.ft of space let, but 37,000 sq.ft of that is under offer, reflecting the popularity of the park,” added Mr Evans.
