The data in this report is sourced from the London Residential Research (LRR) database, which is maintained by the team of LRR researchers.
The data has the following characteristics:
l All schemes of 10 or more homes are included, irrespective of whether the units are private or affordable
l Affordable housing is regarded as including social rented, shared ownership and all other intermediate tenures
l Geographically, all 11 inner London boroughs have been included with the 22 outer boroughs grouped into four sectors
l Prices referred to in the book are asking prices
l By the term “permission” is meant the committee decision – the resolution to grant permission
l A scheme may fall into both “starts” and “under construction” categories if it is still under construction at the end of the year in which work on site started
l A scheme may fall into both “starts” and completions” if construction work started and finished in the same year
l The sales rates referred to in the borough sections are based on schemes either completed in 2012 or still under construction at the end of 2012.
We have made every effort to phase the data accurately, and in doing so have counted as “under construction” only those homes that are actually in the process of being built. So if a scheme has permission for 500 homes, the following scenario is possible:
l 100 homes finished in 2012, so only 400 units are included in this report
l Of those 400, only 300 have started construction, so 100 are counted as being at permission stage
l Of the remaining 300, 100 finished during 2012, so 100 are treated as completions
l Which leaves 200 as under construction.
The only scenario where this would not be the case is if all the homes were part of a single building, such as a tower block, in which instance there would be no phasing.
This differentiates our statistics from those produced by the Greater London Authority, which would count all units of a scheme that has started as under construction, whereas we would include only those on which building work has actually started.
