The South West CEG Sets Its Sights On Bristol

CEG has managed some £40 million of investment into properties in the South West. Assets at the Quorum, the Crescent Centre and Aztec West together offer some 250,000 sq ft of office space, helping to support the economies of Bristol and South Gloucestershire.

CEG is progressing pre-application discussions aimed at creating higher quality office space to support the area’s continued prosperity, generating jobs and driving economic growth.

The proposals also respond to changes in the office market in recent years. Permitted development rights, for example, have stripped Bristol of small to medium sized offices, leading to the loss of around two million sq ft of space, a trend exacerbated by the high quantity of student housing in city centre locations. Demand has also changed, with occupiers seeking more stimulating environments designed to attract and retain staff, with more collaborative and flexible accommodation.

Expansion Plans Unveiled For 1000 Aztec West

Currently vacant, 1000 Aztec West could become one of the highest specification office developments in South Gloucestershire. Located at the junction of the M4/M5 interchange within a thriving lakeside business park, CEG’s proposals seek to expand and enhance the building, with a full height atrium creating a sense of arrival and interconnecting with a lively new café restaurant.

James McWilliams, investment manager at CEG, said: “We are in the early stages of the planning process for a comprehensive multimillion-pound redevelopment. The scheme would extend the existing footprint of the 40,000 sq ft building to provide almost 70,000 sq ft of the highest quality, customer-focused, office space. Amenities would include a gym, fitness rooms, showers, roof terraces and cycle storage, as well as social spaces for working, eating, drinking and meeting.”

Contemporary Studios Launched At Bristol’s Quorum

CEG has been delivering a floor by floor refurbishment of the 65,000 sq ft Quorum office development, close to Cabot Circus. The latest phase of the multimillion-pound investment has unveiled stunning new studio space for teams of up to 50 people.

Complete with modern meeting and break-out spaces, as well as kitchen facilities, customers will also benefit from the building’s new gym, fitness studio, showers and cycle storage.

Richard Brooks, investment manager at CEG, said: “Bristol is desperately short of high-quality office space, particularly for smaller, growing businesses. Quorum is helping to meet the needs of companies looking for workspace which will help to attract and retain staff. Now they are complete, the quality of the studios, and the flexible terms we can offer, have attracted a great deal of interest.”
