The North Wiltshire commercial property marketplace continues to be dominated by the demand and activity in the industrial/warehouse marketplace.


The supply of accommodation remains at its lowest level for the past 30 years. Despite all the uncertainties in the economy, the activity and take up remain good.


Groundwell Distribution Centre in North Swindon at 150,000 sq ft is the largest single existing warehouse available at this point of time. A flexible proactive approach to letting by the current tenants, coupled with the fact it is a high bay facility with dock level loading, provides a rare opportunity in the marketplace. The building is in excellent condition and was extensively refurbished, to include a new cladding system, approximately 5 years ago.


Whitmarsh Lockhart LLP have recently let the speculatively built 220,000 sq ft unit on Symmetry Park on the A420, with Iceland now in occupation. The quoting rent on this facility was £6.95 per sq ft per annum exclusive.


The shortage of supply has seen improvements in both rent and capital values, which have been showing 20-30% over the past 5 years. Rental levels have reached such a level now that speculative development has commenced. Developers, Canmoor, will have the first phase of their Ignition scheme at Dorcan completed in July 2019. The first of the 7 units is now under offer and there is other strong interest. Units vary in size from 20 – 70,000 sq ft. Guide rents are yet to be quoted.


Going forward, unfortunately the planning system is struggling to provide further employment land for more business development. For many years the emphasis has been on providing houses with employment land being overlooked. The lack of employment land will become a key feature in this marketplace going forward.
