Tanworth Lane: a highly sustainable care facility


In this article, British consultancy ONE Creative environments explains how its innovative and collaborative approach to sustainable design resulted in an award-winning dementia care facility.


ONE Creative environments’ (ONE) engineers were commissioned by Solihull Metropolitan Borough Council’s architectural team to provide a solution for a highly sustainable and efficient two- storey, 60-bed care facility in its jurisdiction in the West Midlands, England. The new development needed to set the tone for sustainability and be an exemplar building for the council in supporting people living with dementia that would inform further development. Solihull was in urgent need of suitable mental health facilities due to an aging community and current facilities were operating at capacity and in need of


significant improvements. The decision was made to develop the site at Tanworth Lane in Shirley into a purpose-built dementia care facility in accordance with current best practice and following guidance from studies conducted by Stirling University in Scotland. ONE provided engineering capabilities

•Marcus Spencer is the technical director for building services at ONE Creative environments (ONE), a multi-disciplinary British design consultancy with a Worcester headquarters and offices in London and Birmingham. Marcus leads the mechanical and electrical engineering team that works nationally and internationally providing solutions to NHS Trusts, main contractors and sub-contractors while working alongside external design teams and ONE’s internal architects, landscape architects and engineers. The team specifies, consults and provides expertise in the healthcare sector and the wider industry. Marcus’ experience of 25+ years from apprentice to chartered engineer includes providing MEP services to all aspects of the healthcare estate. •Tanya Jenkins is an associate engineer at ONE Creative environments and has extensive experience in the design of concrete, steel, masonry and timber. Tanya is a chartered civil engineer specialising in building structures with 20 years of experience in healthcare, commercial, education, residential, defence and public sectors on UK and international projects. She is proficient in the use of structural design packages including finite element software and has experience in industry standard sustainability assessment methods such as BREEAM (Building Research Establishment Environmental Assessment Method). •Tony Marinou is an architect at Solihull Metropolitan Borough Council (MBC) in West Midlands, England. Tony has extensive experience in project design and delivery, and who has been with the Building Design Studio (part of Solihull MBC) since 2016. His role comprises of leading on diverse and challenging projects, managing in-house multi-disciplinary teams and collaborating with external consultants. Tony acted as project lead on the Tanworth Lane dementia care home, which resulted in a close working relationship with ONE.

The team played a key role in the application of sustainable features through our in-house accredited low carbon consultancy services, which offer long-term benefits in terms of cost and performance for both the owner and occupiers.


Sustainable solutions with end-user needs paramount With Solihull Metropolitan Borough Council strongly focused on quality of care, sustainability and long-term investment to ensure an energy efficient building was delivered, Our mechanical & electrical team explored a range of options and provided the best advice for long-term payback solutions. With the needs of the end users and client being paramount, we provided a design that would be best for the future residents and for the environment. For example, by researching the Dementia Services Development Centre at Stirling University’s guides for dementia-friendly
