FLOORCARE & MAINTENANCE ALL SYSTEMS GO

Jigsaw Cleaning Systems’ Matt Baines explains the benefits of implementing the right cleaning system to meet the highest in floorcare standards.

It is arguably the case that properly caring for a premises’ floor coverings and cleaning them with the right techniques and degree of frequency is where modern commercial cleaning is at its most technically challenging.

As a company which specialises in providing technical advice in support of its distributors and end users, we have seen some considerable damage caused to floors by the lack of cleaning knowledge within organisations that have not invested the time or resource in training and development of their staff.

It is critical to have a solid understanding of floor coverings both modern and historic so that the correct advice can be given and the most suitable cleaning systems put in place. However, this can be somewhat of a minefield and is not necessarily something that can be learned in a short period of time. Certainly some education is required but amassing technical knowledge leans heavily on time earned experience. Only then can you possibly hope to identify whether an old wooden floor has been treated with a floor seal or a wax polish, whether a floor covering is vinyl or linoleum and how that can change the cleaning process and whether a floor covering has an integral PU or PUR coating.

Once the floor types have been correctly identified we turn our thoughts towards how best to clean them, taking into consideration what they are and how they have historically been treated. Although this is not always the case for most modern commercial floors this scenario is typically based around two factors – dust removal (manual or mechanical) and damp/wet cleaning (manual or mechanical).

If manual sweeping is the preferred option, then dust control mops are perfectly suitable for areas that can

be classified as medium to low risk, for example areas where traces of fine residual dust are unlikely to cause too much of a problem – an office reception area for example.

If, however, this residual dust is more likely to be an issue – on a hospital ward let’s say – then we would always recommend the use of Masslinn cloths which are far more efficient in the removal of the fine dust that traditional sweeping systems leave behind and

offer the added benefit of much higher productivity too. Masslinn cloths are constructed from biodegradable viscose and impregnated with a light mineral oil which allows for the removal of all sizes of dust particle, including those that are extremely fine and typically left behind by other dust removal systems, in a way that is highly efficient, thorough, cost effective and hygienic.

Where mechanical sweeping is the preferred option, perhaps due to size of area or the nature of the debris/soil type, sweepers such as Wetrok’s Turbo Sweep 770 Plus deliver high productivity with the simplest operation and maintenance and increased cleaning performance compared to manual sweeping.

Alternatively, the compact Speedmatic Twister can be adapted for use with a carpet brush. This means it is capable of sweeping textile floor coverings and covers large areas without breaking sweat.

Where damp or wet cleaning is concerned, and depending upon the requirements of the client and/ or site, we would typically be looking to recommend either innovative microfibre mopping systems or a range of high quality Wetrok scrubber dryers, or a combination of both.

Having agreed upon the correct floor cleaning system, the most critical phase in our opinion is training. Broadly speaking there are a great many, oft-repeated reasons for why training is important: increased productivity, improved morale, better staff retention, etc. Additionally, investing in the best cleaning systems and machinery is undeniably worthless unless the cleaning team is fully capable of making the most of that investment and in so doing ensure that the floorcoverings enjoy the longevity and aesthetic appeal that we desire.
