Skylon Park, Hereford Enterprise Zone is a 100+ acre business park focusing on regional business sector strengths notably defence, security and advanced manufacturing.


The park is the designated Enterprise Zone of the Marches Local Economic Partnership.


Major investment in infrastructure is underway, provided by Herefordshire Council, the principal landowner. Their investment is on access, services and ground preparation to provide development ready areas. The available utilities include an ultrafast broadband network.


Outline planning permission is already in place for B1, B2 and B8 use as part of a simplified, speedy and free process.


We are experiencing very strong demand, with over 31 acres developed or sold; 300,000 sq ft of new development built or underway, with total private sector investment of around £30m. Thirty­four businesses are already operating on site with over 600 jobs within those businesses.


A new speculative development is about to be signed with Priority Space who will construct


over 40 office units (400 – 1,500 sq ft) and 18 small industrial units (1,000 – 3,000 sq ft) for rent and sale on a central location on the park.


The Zone’s private sector­led Board is now looking at the next chapter in our development.


Plans are well underway for two significant assets to support local business development: a £7m Council­led incubation and business support centre, and the University of Wolverhampton is looking to invest in a dedicated cyber security business development and research centre, both of which will be opening in summer 2019.


Two key investment sites remain: Skylon North Magazine, a 20­acre development plot benefitting from dedicated access and full land remediation and service provision, and Skylon South, a next stage eight­acre site which will have immediate access onto the relief road linking to the trunk road network.


Both sites are premier development locations conducive to larger scale commercial development opportunities for investors. The North Magazine is being showcased by DIT at MIPIM 2018, with the Council open to discussions about a strategic long­term investment relationship.
