Tracking the milestones of Derby’s development


Derby is fast becoming a major player in the Midlands property market. But what have been the key milestones in Derby’s regeneration that have acted as a catalyst to the city’s standout growth? Derby-based Director of Innes England, Nick Hosking, selects five of the most memorable deals which have been secured in the city since he joined Innes England 20 years ago.


1. Letting of Jubilee House to Rolls Royce - 2002 This landmark deal was instrumental in positioning Pride Park as one of the region’s most successful business parks.


2. Letting of Heritage Gate to Derby City Council - 2010 This deal helped Derby City Council to facilitate its £35m refurbishment of the Council House. With limited options in the city for so much office space, it was a challenge to find one location where all of the staff could be housed while the Council House was refurbished.


3. Letting at Derby Commercial Park to Kuehne and Nagel - 2013 This deal was the largest ever pre-let within the city and helped to reinforce Derby’s position on the regional distribution map.


4. Letting of One Friar Gate Square to University of Derby – 2015


One Friar Gate Square (pictured) was the first new office development in Derby city centre for over two decades and raised the bar for the quality of grade A space available in the city. Thanks to its modern design, One Friar Gate Square was snapped up by the University of Derby.


5. Sale of Derby Distribution Centre to WM Morrisons – 2015


Over the past decade we have let over one million square feet of space at Sinfin Commercial Park and the adjacent Derby Distribution Centre. This deal enabled us to tip our transactions at Derby Distribution Centre over the million square foot milestone.

Mattioli Woods consults on new industrial estate


Chamber member Mattioli Woods and Rotherhill have joined forces to develop a rare industrial opportunity on the outskirts of Leicester. The 14-acre industrial site,


Rothley Lodge Commercial Park, near Loughborough, has been acquired from Chamber strategic partner Samworth Brothers, with funding provided by a syndicate of Mattioli Woods investors. With scope for a range of


design-and-build industrial buildings totalling in the region of 223,000sq ft, planning for three buildings on the new Rothley Lodge site is expected by the end of 2017. Ben Aspell, Business


Development Manager of Custodian Capital, the property fund management subsidiary of Mattioli Woods plc, said: “We are delighted to have completed the acquisition of the site at Rothley Lodge on behalf of investors from Mattioli Woods plc. “In addition to this, we are very


excited to be working with the developer Rotherhill Developments to deliver an industrial scheme that we believe will be very well received in the current market given the shortage of supply available.”


Affordable housing scheme gets under way


A former sheltered housing block in Coalville has been demolished to make way for new family homes as part of North West Leicestershire District Council's affordable home building programme. To guarantee the development was delivered efficiently, offered social


value and was sourced at the best cost, Woodhead was taken on through procurement consortium EEM, a fellow Chamber member. The site in Coalville is one of three developments in the programme,


which will see 24 new houses and bungalows built on council-owned land. The site on Verdon Crescent in Coalville will include ten houses and one bungalow, providing much-needed homes for local families. As part of Woodhead and EEM’s commitment to delivering social value


on all its sites, the team has been working with a number of full-time construction course students from Stephenson College to help give them hands-on experience of a building site, as well as the benefit of the site team's experience, as they continue to work through their training. Andrew Cassels, Project Manager for Robert Woodhead, said: "We're


really pleased with the progress on the site so far and have been delighted to share the varying stages with young people from Stephenson College.”
