Games, and has had much involvement in the development. We have been working very closely with The Olympic Authority and our clients ZeroC Holdings,” says Rob Acheson “The Olympic squads will have separate kitchen and dining


facilities on site so we are building all the houses without kitchens. As soon as the Games are over, we will return to site and install the kitchens and redecorate the houses. We will also remove certain partitions that were installed to create more bed- rooms, which met the ODA requirements ” The brownfield site was probably mined for Portland stone in


the last century, before the whole area was filled Acheson believes. “It was a massive piling job and every property had piled


foundations and in some cases to a depth of 15m. Due to the topography of the site large retaining walls were installed”. The architects, HTA, designed the building exteriors with self- coloured render augmented by attractive Portland stone features. The front doors and windows are all timber, but modern timber windows compete with uPVC by having a 30-year guarantee. “We’ve installed district heating systems,” says Acheson. “Some


of the houses have individual boilers, but the district heating boil- ers will serve a number of units, and the amount of hot water will be monitored. It’s a very sustainable way of heating. “Building regulations are getting tighter and tighter, and they


are more interested in sustainability. Social housing requires Code Level 3, but by going to Code Level 4 we have exceeded their expectations.”


The Olympic Sailing Village’s district heating system is pow- ered by Woodpecker Thermon biomass boilers supplied by Woodpecker Energy UK. Wood pellet boilers were considered the ideal biomass solu-


tion for this project, as wood chip or log boilers would have required four or five times the space that is available on site, as well as constant heating facilities management. With their small footprint, Woodpecker Thermon boilers are practically the only boilers of this type that can fit into the space available. Each accommodation unit draws heat from the district


heating grid via a heat exchanger, which in turn supplies the heating and hot water systems for the properties. Woodpecker has provided three large-scale boilers, two with 150kM out- puts and one with 300kW. Wood pellets are a form of biomass made from clean and


sustainable wood, some of which is derived from sawmills and manufacturing. They are fed into the burner via an auto- mated pellet fuel-feeding system, so there’s no need to fire up the boiler manually. The Olympic Sailing Village project involves the use of indoor pellet silos that will be constantly feeding the boilers with wood pellets via their own in-built vacuum units. The Woodpecker Thermon range of larger commercial


boilers have automated compressed air burners and heat exchanger cleaning, industry-leading vacuum fuel-loading technology and claim greater than 90 per cent efficiency. New features include remote access to control and manage- ment systems; roll-out and rotate burner design for easy serv- icing; twin auger automatic ash removal; and advanced water jacket design for greater heat-to-water transfer.
