Space in high demand

A third of Birmingham’s out-of-town office take-up in 2019 was snapped up at Birmingham Business Park on the M42 corridor, according to a new report by property firm Avison Young. The firm’s ‘Big Nine’ report, a quarterly update

of regional office activity, says 369,000 sq ft of out-of-town Birmingham office space was taken in 2019. In the final quarter Q4 of last year, 17,101 sq ft

780,000 sq ft in 2019, slightly outperforming 2018’s total take-up of 755,000 sq ft. The report said that there was still 127,000 sq ft

of speculative office space due to complete at Two Chamberlain Square, and 240,000 sq ft of pre-let space will be completed at Three Arena Central with the sole tenant, the Government Property Agency, expected to move in later this year.

Resorts World’s central atrium gets makeover

The NEC’s Resorts World has given its central atrium a makeover. The venue hired London design duo AOA to

carry out the makeover, which was aimed at ‘enhancing the existing design’. The new look was inspired by work AO did on the stairwells at Peckham Levels in London. AOA director James Owen Webster, said of the

Resorts World design: “The atrium is very much a transition zone within the destination, almost akin to a decompression zone in a shop. “A successful decompression zone should

In demand: The M42 corridor Avison director Adrian Griffith said: “In the

M42 corridor we’re seeing the demand for space continue in the face of uncertainty. “Our latest data for the area, particularly at Birmingham Business Park, shows that the volume of pre-let deals for new space continues to rise as competition ramps up.” Charles Toogood, managing director for national

offices at Avison Young, said: “Despite political uncertainty, 2019 saw resilience in the office market lay the groundwork for growth in 2020.”

encourage people to slow down, breathe and make a calm transition from one space to another. For this reason the final colour palette needed to flow from one hue to another in a relatively smooth progression in order to express the atrium’s transitional nature and the tranquil flow of energy within it.” Ian Bennett, operations director at Resorts

World, said: “Our guests are coming to visit Resorts World to spend important leisure time. Our aim is to make their visit as fun, welcoming and memorable as possible, which underpins this makeover.”
