It’s been a while since the Cockermouth Post was last printed and I have to say it’s lovely to have it back again! I hope you all had a lovely Christmas, New Year and Easter- although I’m sure it all feels a very long way away now!


Back to business, I don’t think I have had a start to the year quite like it. Property Sales are booming with lots of property being sold before it even hits the open market! So here are a few (hopefully) helpful hints and tips in relation to selling your home.


• When you decide that it is time to sell your property instruct three estate agents to value the property and then decide who you wish to place your property on the market with.


• Instruct your solicitor early! By instructing your solicitor when the property goes onto the open market for sale rather than when your property sells you will have a little more time to provide your solicitor with your ID, signed Terms of Business and completed forms. In addition, hand in any paperwork that may relate to works undertaken to the property (FENSA certificates for windows, Planning Permissions, Building Regulations, Boiler Service etc). Don’t forget to also hand in any deeds you may have at home.


• If you have a mortgage on your property, we will require your mortgage account number to obtain a redemption statement. This is a statement detailing the amount which is due back to the lender on completion.


• Don’t be surprised when the purchaser’s solicitor raises enquiries- it is extremely common for enquiries to be raised on any sale transaction. Don’t worry- just read through the enquiries and answer them as best you can. We will help as much as possible.


• Completion cannot occur until the buyer is in a position to proceed- so don’t book any removals until we have confirmation that all parties in the chain are ready to proceed.
