PROPERTY IN BRIEF
Offices converting to flats Nottingham-based multi-award winning construction firm DL Rhodes & Son has begun work on a £6m contract to convert one of Derby’s biggest office blocks to flats. Work started last month to create
156 apartments at the eight-storey St Peter’s House, on Gower Street. Nigel Rhodes, Managing Director
at DL Rhodes & Son, said: “This £6m development will revive the building, and will bring more residential property to the city centre. We are excited to be a part of this regeneration project.”
New rules for landlords Landlords are now responsible for making sure tenants have the right to rent in England. Since the beginning of the
month it has been an offence under immigration law to rent property to someone who cannot prove they have the right to be in the country. It applies to new lettings only. Anybody who lets, sublets or
takes in lodgers could face a penalty of £3,000 per tenant if found to be letting to someone who has no right to be in the UK.

Tucker, said the two recent framework wins were outstanding achievements for the firm. He said: “Over the next four
years we will be able to bid for works worth millions of pounds, which will further solidify the rapid expansion which Morgan Tucker has achieved over recent years.”
A new home for Leicester Riders
A £4.8m community sports arena was due to open in Leicester as Business Networkwas going to print. The arena will be home to the
Leicester Riders basketball club. It will also be used by the Leicester Cobras wheelchair basketball team and be open to the general public and Leicester College as a multi-use facility. The project was a joint venture
between the Leicester Riders, Leicester City Council and Leicester College and occupies a site of just over one hectare. Decontamination had to be carried out before building work could begin.
The Leicester Riders in action
Edward Hands & Lewis Solicitors was appointed to ensure the legal work was carried out properly. The EHL corporate team negotiated the lottery funding agreement with
Sport England (formerly the English Sports Council). The EHL commercial property team liaised with the city council to make sure the lease was appropriate and all necessary associated contracts and covenants were in place, and also carried out an in-depth due diligence investigation to check that the property title rights were clarified. Kevin Routledge, Project Director for the arena, said: “Working on
brownfield sites poses unique challenges but we have managed to work through the remediation and the construction has gone very smoothly. “I am delighted with the support we received on the legal side from EHL.
The site has a complex ownership history and the EHL team support was critical to addressing these points to the satisfaction of everyone.”
