At Direct Owner we recently sold a property that was seemingly unsellable. The location was good, the price was nearly right, the views were pleasant, it was close to town and it had a great pool. The property had been on the market for quite sometime with a previous agent. There were lots of viewings but just no offers. We were asked if we could suggest anything different to help move the property without compromising the price too much.
We sat down with the owners and had a frank, honest and open discussion. The client clearly wanted to sell but didn’t want to sell to the cheapest or at any price. We did feel the price wasn’t quite right and initially suggested a 2% reduction to gain a little more attention.
But we noticed that when entering the property it simply wasn’t appealing and we suggested that the owners stage their home to make it more appealing. What home staging does is to present the home for sale as opposed to showing a home that was clearly “lived-in”.We felt it could make a big difference.
Home staging can be as little as rearranging furniture, adding a few soft touches, right up to a complete makeover. It all depends on the property and the desire to sell. When out in the context of speed and the value of the property, home staging can work out to be extremely good value.
After a few weeks we began reshowing the house. Sure enough after a handful of viewings the owner was able to accept an offer to sell the house. The owners were happy, the buyers were happy and we were happy. After all, selling properties is our business.
The story shows that at Direct Owner we do things, and think a little bit differently. We don’t bite but we’re not scared to have an honest conversation in order to set client expectations into market realities. We sweat the little things because we want to sell houses.
