How do you see the market developing this year? Activity in first two quarters of this year was sporadic and difficult to discern a trend probably as buyers and sellers have been waiting to see what happens until after the election. We were expecting a surge of instructions after the election but, whilst there is more confidence amongst buyers, the level of instructions is taking time to pick up. There is certainly more stability in the market but I sense we’re seeing some vendors waiting to see what happens with prices and the potential bigger economic impacts of a Grexit or possibly rising interest rates. Mortgage affordability rules and the significantly longer


conveyance time lag is causing delay and can be frustrating for all parties. I would advise a prospective vendor that the next couple of months is a good time to sell – demand is stronger than supply presently and there are some good buyers out there looking for the right place to purchase. They may be prepared to pay a premium so there’s a better chance of achieving a good price. Come next Spring, there could possibly be more availability and less demand. I’d recommend buyers to keep close to agents to ensure they are the ones that get the call first about the property that’s right for them before it gets exposed nationally on Rightmove to thousands of buyers. It’s easy to register at a distance with agents via the internet and often the first time we hear from buyers is when they want to view a property. But I’d always recommend a buyer establishes a rapport first with an agent by visiting us personally – that way, they’re likely to grab a first mover advantage.

Is the local market strong? Confidence is always key in any property market and we see this returning now after the election. That said, we could do with having more properties on our books. So long as vendors’ expectations are sensible, we know we can find them buyers. If the property is correctly priced and marketed, we can often sell it quickly. The time lapse between offer and exchange of contracts


is, however, too drawn out currently. Our motto is ‘delay is disaster’ and we work vigorously to avoid this. If you’re a cash buyer there’s no reason why a transaction can’t complete quickly and we’ve good experience of making deals happen in a matter of days. We may have fewer properties on our books than other


offices in our network but last year we sold 85% of all the properties for which we had instructions. We’d much rather be in this position than have properties sit on our books for too long.
