ost, but not all, house sales are reported to the Land Registry and their top-line data such as ‘sold price’ made publicly available.
Websites such as
Nethouseprices.com have collated such data to provide an analysis and running commentary on the trends and the size of the UK property market. Estate agents and buyers and sellers can use this data to check the potential value of properties against actual compa- rable transactions. Although there is an important health warning accom-
panying these figures (as they’re not 100% exhaustive), it is possible to get a sense of the size and vitality of a local market. By The Dart has analysed this data (using informa- tion from
nethouseprices.com) for all transactions over the past 10 years. This can include one property selling for multiple times. The 10 year span covers the most recent peaks and troughs in the local market.
Key findings are:
Total # transactions = 1855 (according to
mouseprice.com there are 5,136 homes in the TQ6 postcode area)
Total Value of all transactions = approx
Average value of transaction = £371,000 £700m
Each house transaction has a ripple effect on the local and regional economy as new homeowners purchase new appliances, furnishings, carpets or employ builders, decorators etc, let alone pay out for the cost of removals etc. It’s difficult to calculate precisely this multiplier effect but 2014 Research by the TSB calculated that over two thirds of first time buyers and home movers will spend up to £2,500 soon after purchase of their new home. Some 33% do so on new paintwork or wallpaper,
15% on carpets, 6% on kitchen renovations. 5% on a new central heating system and 5% on new fitted windows, the research shows. With the apparent constant renovation that goes on locally some of which is on a large scale, it’s probable that the local figure may be much higher. By The Dart estimates that the impact may be as much as £10m-£20m and possibly significantly more over the past 10 years, much of which feeds back into the immediate local economy through employment of local trades etc and much of this by second home owners.
