already paid their deposit over the 7 years. The vendors solicitor will receive the £220,700 from the tenant buyers lender, deduct the £200k agreed sale price and return the balance left over of £20,700 to the investor.


On this deal the investors profit is £50k plus the rent v mortgage and a total profit of around £66,800 for an investment of £15k (plus about £2k legal fees).


Most tenant buyers can afford the rent and the top up amounts, but they can’t get the huge deposit to get on the mortgage ladder. Our way is the cheapest way for them to get on the property ladder, and they don’t actually get a mortgage until completion.


Obviously all tenant buyers know right from the beginning the financial commitment they are taking on, and unless they can afford it they will not go ahead, as they know that if they default they will lose a large sum of money they have already paid, this is told to them by me, and also told to them by the solicitor’s.


For anyone looking for a £60k investment, in addition to the above legal fees being paid Knight Property Portfolio may also be willing to pay the additional monthly mortgage costs, until their portfolio is paying twice the additional monthly costs, taking away the fear of having to pay any additional mortgage amount, before seeing any return on their investment.
