As part of an onsite review, every building is to meet sustainability targets. This has meant that greater communication between teachers and Hochtief staff has resulted in ‘lettings’ after school hours in designated areas. This has reduced heat consumption and waste by proactive sustainable thinking.

THE NEED FOR STRONG RELATIONSHIPS


Strong relationships are being built so that users can understand how, when and why the facilities are used. They could then determine how best to maximise efficiency and adopt the right behaviours. As the schools are not experienced in sustainable management it is imperative to introduce the idea of cause and effect, highlighting the repercussions of their actions e.g. turning on the air conditioning when the heating is on, leaving the heating on over the weekend when no- one is in the school and not using swimming pool covers when the pool is not in use.


COMMUNICATION To encourage collaboration, the site or


regional Facility Managers (FMs) in turn meet with the LEA, head teachers, business managers and staff to keep them updated on plans to increase efficiency and waste, where best practice is also shared from across the LEA and to exchange ideas and problem solves any operational issues.


MOVING TOWARDS ZERO LANDFILL Hochtief is actively working with a company in the North West to create a ‘school of the environment’ whereby a zero landfill initiative will form part of a


Hochtief has also confirmed a contract with Kirklees Municipal Council and Liverpool City Council to reinvest any cost savings made through future energy efficiency measures back into the schools which further incentivises the schools to reduce consumption. Hochtief is in negotiations with Wirral Council to roll this out across their school contracts too.


FUTURE PROOFING STRATEGY To ensure that the sustainability agenda maintains momentum Hochtief is recommending the attainment of ECO School status to all of its schools. The ECO school framework helps to embed sustainable principles into everyday school life, where schools work towards gaining one of three awards – Bronze, Silver and the prestigious Green Flag Award.


Some schools in the Wirral LEA are already at Bronze level and the experiences from this award are to be relayed to the other schools of the contract. The greater the level of buy-in that can be generated, the greater the level of commitment and results. With the anticipated attainment of the ISO14001 Environmental Management Standard by Hochtief in Q4 of 2010, the increased compliance on monitoring of the schools will make the environments even more efficient. Hochtief encourages its staff to explore innovative approaches to all of the key factors of a buildings performance, whilst maintaining inclusive reporting methods.


PROMOTING LEARNING


Hochtief ambassadors in the form of FMs or caretakers will present the importance of the sustainability agenda to the pupils out in class rooms and assemblies which will increase awareness and reinforce the sustainable mindset. This plan is a result in part to the feedback generated at a school in


Liverpool that received a sustainability presentation from Hochtief personnel. Medium term plans for the schools include the use of SMART and SUB meters which will work in two ways; firstly the estimation of billing is removed so there are no overcharges or undercharges with automated meter reading (AMR), it also reduces energy waste. Secondly the SMART meter will be used as a visual representation of energy consumption which will be in full view for all school users. These can then be brought into wider use through the curriculum.


CONCLUSION


In providing its own sustainability agenda across all of the contracts, Hochtief has managed to achieve more savings across the board in three years than the previous incumbent had in six years. There are plans in place to consistently improve the relationships between Hochtief and the school users to maintain the fabulous momentum achieved so far so that the initiatives become embedded as a ‘normal’ way of how school activity is conducted. Through working with pupils from an early age on energy and environmental initiatives and actively engaging them in the process, this will ensure our future generation act responsibly and that environmental good practice is natural.
