CENTRE SQUARE LEADING THE CHARGE FOR MIDDLESBROUGH INVESTMENT

by Mark Ashall, Ashall Projects

I

n its investment prospectus Middlesbrough Council has set out its ambitious plan to enable the town to fulfil its economic potential and drive the growth of the wider Tees Valley.

An integral part of that plan is to create a business hub with high quality office space at the centre of town which will attract employers offering knowledge intensive jobs. Centre Square will provide 210,000 sq.ft of Grade A office accommodation in the town. It is projected that this will lead to the creation of 1500 jobs in the town. This in turn would lead to an additional £66m per annum of direct gross value added, £15.8m per annum of additional supply chain expenditure and an additional spending effect of £10.6m p.a. - a significant boost to local businesses and the local population. Ashall Projects are delivering the scheme and we understand that this is not simply about building offices but integrating them with their surroundings, the cultural and civic heart of Middlesbrough and nearby amenities so that it becomes a desirable place to work, visit and relax. This is as important to support our efforts to attract businesses and their staff to the town as it is to the

local population.

An essential element of our plans is the provision of an attractive public realm and green space. We are working with award- winning landscape architects, Colour, to bring forward a vision for the area surrounding the office-space. Our vision which went before council members and business leaders during a public consultation last year. The masterplan sets out a vision of interconnected public spaces with a series of interactive water features, lush planting and seating for local residents, offices workers and visitors.

Ashall Projects is not new to

Middlesbrough, we successfully converted the former Cleveland Centre office space into a Holiday Inn Express and the popular town centre restaurant, Le Bistro Pierre.

COMMERCIAL PROPERTY MONTHLY 2018

Elsewhere we have developed major office schemes including Cobalt Business Park in North Tyneside, which boasts 2m sq.ft of office space with major occupiers including Orange, Proctor and Gamble, Hewlett Packard, General Electric, Santander and Northumbria NHS.

Our objective is to create a centre for business activity, capable of providing the best office accommodation between Leeds to the south and Newcastle to the north, driving genuine opportunity for the local economy. This is an important part of the wider development and regeneration taking place within Middlesbrough. Middlesbrough is living up to its seventeenth century town motto, ‘We Shall Be’, as it carves out its place as Tees Valley’s most important financial and commercial hub. Rather than seeing itself as a post- industrial town, Middlesbrough today is building upon the prosperity and vision spawned during the Georgian and Victorian eras and navigating through challenging times to create a glittering future.
