St. Modwen Park Gloucester


St. Modwen has outline planning consent for 935,000 sq ft at the 58- acre site, with the capability to either speculatively develop the scheme or provide bespoke build-to-suit accommodation for occupiers. The first phase of development at the site completed in December 2019, with more than 173,000 sq ft delivered in the form of three quality, well-located and flexible units – ideal for medium-sized industrial and logistics businesses.


Phase 2 is set to commence in Spring 2020 with an additional 190,000 sq ft being built across several mid-sized units. In addition to speculative build, St. Modwen can deliver build-to-suit facilities of up to 300,000 sq ft, offering flexible warehousing space for businesses looking to move to the site’s prime location.


St. Modwen Park Gloucester is located adjacent to Junction 12 of the M5.


St. Modwen Park Newport


St. Modwen Park Newport is strategically located site at the gateway to South Wales, just 12 miles from nearby Cardiff and 30 miles from Bristol.


The recent removal of the Severn Bridges toll-bridge will only further enhance the site’s location and accessibility.


The scheme is currently home to Amazon and CAF’s new train production facility with further build-to-suit units from 20,000 to 1,000,000 sq ft available to potential occupiers. Phase 2, which is due for completion in 2020, will comprise of two high-quality industrial and logistics units of 30,000 sq ft and 100,000 sq ft. The developer’s expansion of St. Modwen Park Newport reinforces industry-wide confidence in the south west as a strategic and well- connected region.
