St. Modwen Industrial & Logistics continues to make headway on M5 corridor


St. Modwen Industrial & Logistics was launched as a dedicated business unit in May 2019. The business owns and manages a portfolio of 8.5m sq ft of industrial and logistics space alongside 6,000 acres of land – 9m sq ft of which is already consented for development, with a further 6m sq ft being promoted through the planning process.


As one of the UK’s most active developers of speculative industrial and logistics buildings, St. Modwen has a number of live development projects across the country with a current national pipeline of 1.6m sq ft.


573,500 sq ft of this lies in the south west and Wales, a region St. Modwen has experienced exponential recent growth. A number of flagship schemes are being developed in this area including; St. Modwen Park Access 18 Avonmouth, St. Modwen Park Newport, St. Modwen Park Chippenham and St. Modwen Park Gloucester.


Across St. Modwen’s four major schemes in the region, approximately 5,000 jobs have already or could be created, boosting the various thriving, local economies in the south west and Wales.


Notable names already occupy industrial and logistics space, including online grocery retailer Ocado Retail, leading courier Hermes Parcelnet Ltd and e-commerce giant Amazon.


Access 18


St. Modwen Park Access 18 Avonmouth is a prime development site, where over 1m sq ft of new accommodation has already been delivered. The site, located in Bristol, is one of the largest industrial and logistics schemes in the south west – home to 16 different businesses including global courier and delivery service Hermes Parcelnet Ltd.


St. Modwen has recently welcomed Ocado Retail to Access 18 who agreed a 17-year lease on a 150,000 sq ft speculatively built unit. This will act as the company’s first ‘mini’ Customer Fulfilment Centre (CFC) and is expected to bring around 815 jobs in the local area.


Mature landscaping at Access 18 provides a pleasant environment for staff to work in, while cycle paths and footways link to nearby residential areas, a bus service also runs adjacent to the site, creating excellent access for employees. St. Modwen’s commitment to providing a healthy working environment is testament to the large array of companies who occupy space.


St. Modwen Park Access 18 has access to the M5/M49 Junctions 18/18A. It is expected that more than 2 million sq ft of space will eventually be delivered at the 212-acre site. A further planning application is due to be submitted this Spring for further industrial and logistics space at the site, scaling approximately 800,000 sq ft.


St. Modwen Park Chippenham As demand for industrial and logistics space in the south west continues to grow, St. Modwen has secured planning consent for up to 1 million sq ft of space at its scheme in Chippenham. In November 2019, St. Modwen broke ground on a 106,000 sq ft speculative unit, which is expected to complete in August. The 79-acre site is expected to create approximately 1,300 jobs once complete with further phases planned for 2020 and beyond, with build-to-suit solutions also available. Located in Wiltshire, the site is strategically located off Junction 17 of the M4 in the heart of the south west logistics triangle, serving both Bristol and Swindon. Mainline rail links provide access to London Paddington in just one hour and 15 minutes.
