Wales SGR Estates acquires prime Whitchurch site


Emanuel Jones have successfully acquired the freehold site of 74 - 80 Park Road in Whitchurch, Cardiff on behalf of SGR Estates Ltd. Two transactions occurred with 74 – 78 Park Road being purchased first and 80 Park Road in quick succession following negotiations with the vendors.


74-78 Park Road is a commercial office building with generous car parking that was partly occupied at the time of purchase and 80 Park Road is a vacant semi-detached Victorian property with a large rear garden. Combined, the site extends to just under 0.7 acres and presents an exciting opportunity in such a popular location.


Multi Let Office at Leading South Wales Business Park Changes Hands For £1.63m


International real estate advisor Savills, on behalf of Sir Robert McAlpine Enterprises Ltd, has sold Brook House at Cardiff Gate International Business Park to a private African investor for £1.630m, representing a net initial yield of 9%.


Located on the leading business park in South Wales, Brook House is a freehold property and comprises 10,599 sq ft (984.68 sq m) of office space over three floors. It is currently fully let to Circle IT Solutions and Bouygues (UK) Ltd.


Situated in Oak Tree Court at Cardiff Gate International Business Park, the scheme is located in close proximity to junction 30 of the M4. Other occupiers present on the estate include Coca Cola, Mercedes and Royal College of Nursing.

Barry industrial units under way


The construction of much-needed industrial units is under way in Barry, with 42 units being built on the Atlantic Business Park development for sale to


local businesses. The construction


programme will create 60,000 sq ft of industrial accommodation in six buildings, and is the brainchild of Andy Ismail of Dawan Developments, who was also responsible for the nearby Atlantic Point Business Park on a two-acre plot of land on Wimbourne Road at Barry Docks.


Atlantic Business Park is being developed in three phases, with the first 13 units ready for occupation by April this year. The units are available from 1,435 sq ft (135 sq m) or multiples thereof and are being sold with a virtual freehold – a lease of 999 years.


Property consultancy Knight Frank advised in the development and are marketing the units.
