Building on Success at Bakers Quay The South West


Following the successful completion of it’s initial phase Rokeby Merchant Developments, has now started The Downings, it’s second phase at its £60.0 mil Bakers Quay regeneration project within Gloucester Docks.


The initial phase comprised the redevelopment of the Provender warehouse into 47 new residential apartments with ground floor commercial units, a new 104 bed Premier Inn, Beefeater restaurant ad Costa Drive Thru.


Adrian Goodall of Rokeby Merchant commented “ this has been a tremendously successful initial phase. At Provender we now have 46 apartments sold or let and the commercial ground floor units let to F45 as a gym and local creperie Spago”.


The £15.0 mil redevelopment of the Downing’s warehouse is the greatest challenge with the project. A grade 2 listed building in an advanced stage of collapse, work is underway to preserve as much of the original building that can safely be preserved. So far 150 tonnes


of concrete have been used to shore the external walls and a 1950’s concrete silo will shortly be demolished to complete the shoring work. Work will then commence to make the internal structure safe, to enable a main building contract to be let in the Summer 2020 with completion anticipated at the end of 2021.


It is a tremendously challenging project for the developers. The internal floors and roof have collapsed within a very unstable building at risk to complete collapse. Others may have argued for the building to be demolished completely, however the developers are striving to preserve the character of the building and salvage/ reuse as many of the internal features as possible and preserve it’s unique character and its fitting place within the Bakers Quay quarter.


On completion, Rokeby Merchant are hoping to provide 42 apartments in the retained warehouse, together with 30 new apartments and new ground floor restaurants and offices.
