Planning Permission Granted To Deliver First New Speculative Development In The Out-Of-Town Bristol Office Market For Over A Decade

CEG has secured planning permission for the extensive redevelopment of 1000 Aztec West at the Aztec West business park from South Gloucestershire Council.

The multimillion-pound development of this two-storey 1980s office building will commence in spring 2020. The investment will provide an additional floor and a striking new external envelope.

Inside, the interior layout will be redesigned and a gym, reception with breakout workspace and lakeside café restaurant will be introduced.

Modern office suites, catering to contemporary occupier requirements will be provided. An environmentally friendly development, by reusing the existing frame and foundations this will save carbon and overall the building will achieve EPC A rating.

Jimmy McWilliams, investment Manager at CEG, said: “Our comprehensive redevelopment of 1000 Aztec West will create a unique 70,000 sq ft headquarter office building.

Combining modern design, with a focus on wellness, it creates a new benchmark for out-of-town offices.

“Breaking down the barriers of the traditional 9 – 5 environment, we are delivering a gym and wellness centre, cycle storage, changing and shower facilities, a lakeside café restaurant, rooftop terraces and other innovative break-out spaces, all designed to maximise productivity and healthiness, helping businesses to attract and retain talent.”

CEG has managed some £40 million of investment into properties across Bristol in recent years. As well as 1000 Aztec West, the team also manages The Crescent Centre and the Quorum in the city centre, together these offer some 250,000 sq ft of office space, helping to support the local economy. CEG is also bringing forward a new development at 111 Victoria Street.

Property agent, Andy Heath, from Cushman Wakefield, said: “1000 Aztec West will provide the out-of-town market with a city centre styled building but in a landscaped, green environment - a new concept for the north Bristol market. In a market with no grade A supply currently available, we are hopeful 1000 Aztec West will cater for occupiers wanting the best accommodation in an attractive location.”
