FALKIRK’S PUSH FOR DEVELOPMENT MARCHES ON S


ince September 2017 Falkirk Council, alongside its commercial property advisor


GVA officially launched its Falkirk Gateway development site, with a series of marketing events across Scotland, new marketing boards, a micro site https://falkirkgateway.co.uk and new literature.


The Gateway site was marketed in a bid to entice investors and therefore boost the future economic prosperity of the area. As a result of this marketing activity their has been significant interest from operators


with notes of interest received on 8th Feb 2018. Falkirk Council leader Cecil Meiklejohn commented “We’ve been working on raising the profile of Falkirk on a national and international level and we are keen to build on that success by commencing the marketing of the Gateway site. These new plans signal another step in the transformation of the Falkirk’s economic fortunes” Funded using Falkirk’s Tax Incremental Finance Initiative (TIF) model the Gateway is a project involving an initial development size of

just under 30 acres. Initial plans involve the formation of an exciting new urban quarter, via £17m of pump priming investment. The Falkirk TIF initiative, funded in partnership with the Scottish Government, is a key priority of the Council and the proposed works aim to improve infrastructure across the area to enable further development, support traffic flow and attract private investment. Work ongoing through the TIF initiative includes upgrades to the M9 Junction 5, upgrades to Westfield Roundabout, site enabling works and the delivery of a low carbon vehicle hub as well as dedicated enabling works to the Gateway site.

Falkirk Council has constructed 4 new industrial units at Abbotsford Business Park.


The park occupies a prominent position adjacent to the A9, a short distance from Junctions 5 and 6 of the M9 motorway and sits within an established business location within Falkirk.


Construction of these new units is the first time that speculative development has taken place at


Abbotsford Business Park, but it is anticipated that demand will be strong due to short supply for units of this size currently available in the Falkirk area. There is the capacity to meet demand for more industrial units in the park.


The first phase of the development comprises a terrace of four high quality units extending to 235 sq m each. Building specification is as follows


• steel portal frame • insulated wall and façade system • 6m eaves height • sectional industrial door • solid concrete floor • 3 phase power • gas radiant heating • PV solar panels • common yard area • car parking


Extending to approximately 18 acres, Abbotsford Business Park was formerly a British Aluminium works, locally known as Alcan. The site is owned by Scottish Enterprise and after receiving assistance from European Regional Development Fund, the site was cleared, remediated and new services installed, Falkirk Council purchased this plot in 2015. Its close proximity to the M9 and the national motorway network make it a very attractive location. In addition, external infrastructure improvements affecting three roundabouts initiated through funding from the local authority’s Tax Incremental Finance scheme will reduce potential developer contributions payable through section 75 agreements.

The Gateway is one of 28 TIF Development sites identified by Falkirk Council. The sites all have development potential in varying sectors from commercial and industrial to tourism and leisure. Falkirk also benefited recently from a successful application to the Low Carbon Travel and Transport Fund. Work is now being progressed on a “Healthier Greener Falkirk” project which will encourage more active travel trips to take place in the Falkirk area and reduce carbon emissions. This involves the establishment of two complementary ‘Hub’ facilities in the town centre and at Falkirk Community Stadium. The Active Travel Hub based in the town centre will encourage people to walk & cycle for everyday trips and provide a public facing information service, a public bike share scheme and initiatives to encourage increased usage of electric vehicles, walking & Cycling. The LCV hub based at Falkirk Stadium will encourage the use and awareness of electric vehicles and lower carbon modes of transport. This will include a 156 bay solar canopy, converting sunlight to electricity initially for 20 electric charging stations.
