MAJOR NEW BOOST TO PERTH OFFICE SUPPLY

A

s we reported last year, Smart & Co have cemented their grip on the

Perthshire property market with many new instructions and – more importantly – many concluded deals. To reinforce their commitment to the city, Smart & Co have recently opened a new office on the south side of the city centre in one of a number of office transactions the firm has been involved in.

Although the transaction rate for

offices in Perth is lower than some of the other main cities, we have seen an increase in enquiries over the last year or so. Where Perth falls behind other main cities is in the stock and supply of Grade A office product. These are predominantly restricted to the out of town business park at Broxden. This area, with its excellent connectivity to the motorways, is currently undergoing a development boom of its own – with a new Costa Drive-Thru, a Farmhouse Inn and a Peter Vardy Porsche Showroom nearing completion. The latest plot of land here (plot 7, 0.6 acres) which was being marketed for Perth & Kinross Council went to closing date at the end of 2017 and generated strong offers. We await the

decision on the successful bidder with keen interest.

Another popular office location which has recently welcomed a clutch of new occupiers including Allen Gordon, Punter Southall, Campbell Dallas and Thorntons Law is Whitefriars Business Park. Situated on the edge of the City Centre but with good access to the motorway network, this business location has proved popular due

to the quality and affordability of the office space combined with the availability of car- parking. For, even in this age of environmental awareness, car travel (and therefore parking) remains intrinsic in so many businesses operating in central Scotland.

So, what of city centre offices? – Perth’s centre is undoubtedly an attractive location for working, visiting and living, but high- quality offices with parking in the city centre are virtually non-existent. That is, until now…

Smart & Co are marketing an

exceptional opportunity at “Blackfriars”. Located in the heart of the city centre business district this opportunity comprises 2 linked buildings offering nearly 19,000sqft in total and those all-important private car-parks for up to 50 vehicles. Blackfriars offers an exciting refurbishment opportunity to create something very special indeed. We expect good levels of interest when the closing date is announced soon…
