STRONG DEMAND IN NORTH AYRSHIRE D

by Chris Ditchfield, Ditchfield Property (Glasgow based commercial property consultancy)

espite the negative sentiment around the retail sector, it’s heartening to see life in the roadside sector, where recent experience in North Ayrshire has proven strong demand. Sitting on a corner site between Kilwinning and Stevenston, fronting the A78, sits a project, nearing completion, known as Ashenyards Park, at the Pennyburn Roundabout. The site has the benefit of passing traffic of in more than 35,000 vehicles per day, which attracted Marston’s to buy the whole plot and create units for their own family pub/restaurant and a budget hotel (now called the Red Squirrel). They then proceeded to sell a plot to KFC, lease to Costa Coffee for a drive thru and finally sell

a plot to Domino’s, who are finalising construction of a 4,000 sq.ft block, where they will occupy 1,500 sq.ft, lease 1,500 sq.ft to Greggs and are seeking a tenant for

the remaining 1,000 sq.ft unit. Ditchfield Property acted for Marston’s in the sale to Domino’s and are retained on the leasing of the final unit.
