MAXIM OFFICE PARK AT EUROCENTRAL M

axim Office Park at Eurocentral is reaping the benefits of an ideal

location, excellent transport links and top amenities.

Attracted by the Park’s strategic location fronting the M8, Maxim is generating interest from a host of occupiers due to it being one of the most prominent and accessible locations within central Scotland. Recent additions to Maxim include global provider of technology, Ricoh, and Lamellar Biomedical, a leading biotechnology company. Ricoh, which was established in 1936 and provides document services, consulting, software and hardware to small and large businesses around the world, has taken a total of 4,467 sq.ft within the Maxim 1. Ricoh Workplace Services division managed the relocation to Maxim and the fit-out project, which has resulted in a cutting edge office and showroom facility. Craig Ritchie, director at Maxim Office

Park, said: “It is great that Ricoh chose Maxim in which to grow its Scottish operations. We offered a flexible and friendly package that allowed Ricoh to create space that reflected its specific business needs.”

because of its central location and flexible office space.

Leading biotechnology company Lamellar Biomedical leased a total of 3,444 sq.ft across two suites within the Maxim 1 building. The company is developing a range of patent protected medical devices and pharmaceuticals for the healthcare market based on its LAMELLASOME™ technology and chose to relocate to Maxim

Dr Alec McLean, chief executive officer at Lamellar Biomedical, said: “Given the range of partnerships that we have developed with NHS Scotland and leading clinicians and academics across the country, this strategic location within easy reach of major Scottish cities and airports will be hugely beneficial to both the business and our staff We have been able to create a state-of-the-art laboratory and contemporary office at Maxim which is a fantastic facility surrounded by great on- site amenities for our staff.” In order to utilise both the firm’s global expertise and its unrivalled knowledge of the Scottish commercial real estate market, Maxim recently appointed global property consultant CBRE as a new leasing agent for the Park alongside Ryden. CBRE’s letting strategy will see employees from its Advisory and Transactions Services team take on different areas of responsibility in order to provide an integrated approach. Andy Cunningham of CBRE

commented: “Both Glasgow and Edinburgh city centres are suffering from a severe shortage of ready-to-occupy Grade A space despite considerable demand, and with no speculative funding to develop, occupiers are considering out of town options, so there is a real opportunity to capitalise on this for Maxim. It has an unbeatable location in Central Scotland; not only can occupiers take advantage of one of the largest talent pools in Scotland, but major cities Glasgow and Edinburgh are within easy reach.”

Maxim occupiers can take advantage of the growing number of on-site amenities including the luxury Dakota Hotel, Peppery Horse bistro, Papillion Nursery and now electric vehicle (EV) car charging points; the first and only chargers available along the M8 corridor. Installed and supplied by eVolt, the chargers are live on the ChargePlace Scotland network, a national network of electric vehicle charge points available across Scotland, and can charge a car in around 30 minutes.

Maxim is also benefitting from the recent improvements to the M8, with occupiers highlighting that on average, there has been a 28% reduction in commute time to the Park. This, and the fact that the Park is now served by over 170 buses a day, makes relocating a very easy decision for businesses across Scotland and beyond.
