rA’I annual conference, shows that the depth of the housing crisis now gripping the country is having a di rect impact on the middle classes, and the ability of middle class young adults to compete in the housing market.

rig The survey of 503 middle class parents, with offspring aged beftveen 20-30, found that 59% of affluent mothers and fathers be lieve they will have to dip into sav ings or retirement funds to help their children buy a new home. The study found that 52% of mid dle class parents feel there is now a social expectation that parents will provide a deposit for their children to buy a home. According to the poll, 57% be lieve their eldest child will need a

■ A LETTINGS agent which has an :: office m Burnley is urging landlords to ; invest in environmentally-friendly fea— : tures in response to increasing demand from tenants. According to Belvoir, in Padiham Road, a growing number o f tenants are now insist-

' ing on green features. ; , Belvoir managiog director Dorian Gon- ■ ; salves said: “Until now, it’s mainly been. ; home-owners who’ve embraced eco-frierid- i ly lifestyles. However, the recession forced : many onto the rental market and, when '■' ; combined with a growing number of young ; tenants who’ve been brought up green, this group is looking increasingly influential.”

; For landlords keen to capitalise on this r growing market, Belvoir has identified a

series easy eco-friendly modifications that • • will appeal to “eco tenants”;

deposit of least £20,000 in order to enter the housing market. Federation chief e.xecutive David Orrwill unveil the findings at the organisation’s annual conference, which is being held from today (Wednesday) until Friday (22 Seotember) in Birmingham, at the ICC. Mr Orr is due to tell delegates: ‘The fact that 63% of middle class first time buyers will not be able to buy without recourse to the Bank of Mum and Dad is shocking. ‘The findings o f this research show that the growing housing crisis - with supply not meeting demand - is affecting people from all sec

tions of society. ‘Not only are millions of people now on waiting lists and living in overcrowded conditions, but the majority of middle class first time buyers cannot get a foot on the housing ladder without substantial help from their parents. ‘Over the years, we simply have not built enough homes for the demand that is out there. Last year, only 113,000 new homes were built across England, which is the lowest figure since 1923. ‘The Government needs to do more - at this time of widespread cuts - to protect the provision of housing.

less en

ergy, 100% natural and more efficient. • Growing space - Opposition to GM'

‘As the Government considers cutting public spending, minis ters should avoid drastic cuts to the housebuilding budget. Our research shows a cut of 40% to the budget would slash the number of planned new affordable homes for England by 230,000 up to 2020.’ He added: ‘The Government should also consider compelling the publicly-owned banks to make more funds available for mort gages for shared ownership homes - which cater for people who are unlikely to be a priority for social housing but not affluent enough to buy homes without significant support from their parents.’

Responsible lending must be at the heart of any recovery

c

e v e n tougher restrictions on mortgage credit would be a disaster for the housing market which is already suffering its worst slump in decades, the Federation of Mas:

ter Builders (FMB) has warned. Responding to the suggestion from the

Financial Services Author!^ chairman. Lord Turner, for tougher restrictions on mortgage CTedit as a long-term policy, Mr Richard ^ment, director general of the FMB, said: Responsible lending must be at the heart of

the renewal of the UK’s financial system, but restricting further the availability of mortgage

finance will keep responsible borrowers out of the market. “More good borrowers are needed urgently

to get the housing market moving. Further restrictions will add fuel to the fire. “Such a measure would only worsen to.the

severe housing shortage in this country which includes nearly five million people on social housing waiting lists. “Almost 240,000 new homes are needed

every year from 2008 to 2031. As a result of the financial crisis the UK built just 123,000 new homes in 2009/10 and numbers are not set to rise to anything close to the necessary levels in

the near future. “The banking crisis has led to changes in the

price and availability of mortgage finance to first-time buyers. In a recent survey of FMB members, 67% of house building respondents felt that lack of mortgage finance was prevent ing potential clients from buying homes from them, and 79% indicated that lack of mortgage finance was causing the business to slow the rate of building. “The FSA must ensure the system entitles '

lenders to some local discretion so mortgages are more, not less, accessible at reasonable rates for responsible borrowers.” '
