t’s possible to sell property at almost any time of the year, except perhaps in mid-December when buyers and sellers alike have the smell of Christmas pudding in their nostrils and are immersed in preparing for the festive season. It’s not the best time to try. January, however, is another matter and all those people who have had time on their hands over the winter break and have spent hours surfing the property portals, rush out to look for their ideal home. This year the rush turned into a torrent and January was a record month for us. Our sales in the Kingsbridge area were extraordinarily high, but as sellers were not yet ready to put their properties on the market, the end result was a shortage of property to sell as most sellers preferred to follow the traditional pattern and wait for spring. Easter is late this year, so in spite of the rather cold and


wet spring we have had, a sunny and warmer Easter and early summer season should be an ideal time to sell. Every property looks more attractive in the sunshine, gardens are beginning to come into bloom and rooms are brighter. One of the tricks of successful selling is to offer your


property whilst there is a shortage. Waiting until every- one else is selling theirs inevitably means that all those other houses for sale are competing with yours. In these circumstances, buyers can pick and choose. The seller who instructs an estate agent at the top of the market

can sometimes be too late to make the quickest and most profitable sale, while property launched in good time will hit the market at its peak but before it is flooded. My suggestion is, that if you are thinking of selling this


spring or summer, speak to an estate agent now. It’s not too early to get started, and for clients who are not quite ready, we often take their property details and prepare a brochure in advance so that when the time is right, we are prepared and can launch our marketing instantly. You don’t need to tidy up before the estate agent’s initial visit to assess the property but remember that, in addition, to selling at the right time, your home needs to be presented for sale in the best way possible. A neat and tidy garden always gives a good first impression. Windows and the front door should be clean and the interior declut- tered, spotless and smelling fresh. Homely touches like a vase of flowers on the table and nicely arranged cushions give buyers a positive feeling which goes a long way to spark a buyer’s interest in your property. The property launched at the


right time, at the right price and well presented, will always sell before the competition.
