The truth about selling costs By Elena Theanne, Direct Owner

Sadly, many of these truths are washed over, if not hidden, by some other agents. At DO, we’re happy to spell it out, right up front. Simple reason, both parties know where they stand, there are no hidden surprises, which is why at DO, we enjoy excellent relationships with the majority of our vendors.


Here are the main 5 costs that vendors need to know about. Energy Performance Certificate: A mandatory ‘eco-rating’ for your property.


Certificate of Habitation: The second occupancy license is needed to be able to change water and electricity into the new owners name. Failing to produce this could halt the sale.


3% Capital Gains tax retention on property sales by non-residents: This means that the buyer is obliged to retain 3% of the sale price and pay it directly to the tax authorities to cover the seller’s tax liability.


Plus Valia: A local municipal tax charged by local authorities on properties when they are sold. Invariably, this becomes the sellers’ responsibility. The amount varies on the ‘valor catestral’ and the length of time you’ve owned the property (Direct Owner will calculate this up front on your behalf).


Agent’s Commissions: Do we earn too much? Always a debatable subject, and we’ll cover it in more detail in the Female Focus in a future article.


All in all, these costs can add up.
