New build annex in line with baseline objectives and conservation needs

HE £3.5M new build development at St John’s Green Primary School in Colchester will accommodate 300


characterised by a continuous folding pitched roof and expressed gables, closely following the function and layout of the compact internal design. The project will be constructed using a


steel frame with precast concrete floor planks exposed to the classrooms to improve thermal comfort. Natural daylight


will be utilised alongside intelligent internal lighting. The school will employ passive ventilation using roof-mounted extract vents activated by internal sensors. It will be heated by efficient gas fired boilers and underfloor heating, while a photovoltaic array will contribute to renewable energy demands. Care was taken to ensure that the


annex relates strongly to the surrounding conservation area, as well as incorporating the play areas, landscaping and playing fields central to the brief. The project was developed using BIM and is due for completion in early August 2014.

recommendations and bears a close resemblance to the EFA Baseline designs, aiming to maximise value for money while meeting stringent brief and area requirements. With Farrans as main contractor, the


development comprises ten classrooms arranged over two storeys, centred around a double height flexible learning area and an assembly hall. The central space forms the heart of the school, while the surrounding classrooms will feature individually coloured window reveals. Throughout the building, the use of internal corridors has been minimised in favour of friendly break-out spaces, allowing for unobtrusive but effective passive supervision. Externally the form is
