PLAN ES3186
Craftsman Compound
At 4,257 sq. ft., this family compound will suit big families or professional empty nesters looking to host regular events and gatherings.
GREEN HIGHLIGHTS
A Plan includes details for advanced framing techniques: hangers in lieu of jack studs, single instead of double top plates, two-stud corner with drywall clips, insulated, single-ply headers—and a manufactured I-joist floor system.
B Construction is 2’ x 6” frame, filled with spray-foam insulation.
C Specs call for roof shingles with heat reflective granular technology. Spray foam underneath the roof sheating seals the deal on creating a tight, well insulated dwelling.
D Low-E Energy Star windows help reduce solar heat gain and loss. There is limited glazing on the east and west sides.
E Plan suggests drapes on windows to reduce heat loss and/or gain, depending on the season of the year.
F Tankless water heaters will provide instant, continuous hot water. Copper water pipe is recommended for its heat retention, fire resistance and durability.
G The plan suggests Energy Star appliances and low-flow plumbing fixtures.
H Angled garage on west side shields the home’s northern exposure from northwestern winter winds.
There are two levels of living and two kitchens in this plan, which is designed to take advantage of a sloped lot. The entire east side of the main level is the owners’ suite. The public living space features a large-family size kitchen, eating and family room with fireplace—as well as a formal dining room for family celebrations. Over the garage is a private home office with powder room. Each of two bedrooms on the lower level is its own suite. The extra kitchen, game and rec room—plus a private covered terrace— create almost a complete guest apartment for visiting friends and boomerang kids. The wine room is also on this lower level.
