PLAN ES3161
Tara Verde
With 2,240 sq. ft. of living area, this single-level home with its columned portico looks a little like Tara, but with a lot better performance.
GREEN HIGHLIGHTS
A Specs call fir 2” x 6” studs, 24” on center.
B Exterior wall studs align with the roof framing to create a post and beam structure.
C The largest percentage of glass faces south.
D Ceramic tile over concrete floors stores sun-generated heat.
E All ductwork is located within the conditioned structure.
F The HVAC and water systems are centrally located for maximum efficiency and least use of construction material.
G Lighting fixtures are surface mounted to avoid piercing the thermal envelope.
H Wiring channels at the base of all exterior studs allows a wiring chase that does not compress or pierce insulation.
The north-facing street-side elevation is a study in symmetry. Four columns frame tall windows and a door flanked by small symmetrical wings. The foyer opens to the dining room and leads into the large open living/eating/kitchen areas. To the left are two secondary bedrooms and a bathroom. The window wrapped sun room invites morning and southern sun. The covered back porch lets direct sun in only during winter. The garage, on the plan’s west side, is a short walk to the kitchen. The home’s west side features a sheltered and private master bedroom, a classic, compartmentalized master bathroom with dual walk-in closets—and a secluded study/office.
