PLAN ES3175
Family Friendly
This gracious 4,181-sq.-ft. home plan offers families the gracious iconic living pattern shown in classic films—but unlike those drafty old homes, this one is globally energy conscious.
GREEN HIGHLIGHTS
A Roof overhang above south-facing windows lets the sun shine in during winter—but shades glass in summer.

B Southern facing dormer invites shafts of winter sun to warm the thermal mass of the masonry fireplace, radiating heat into the room after the sun has set.

C SIP construction—6 1/2”-thick walls (R-40) and 8 1/2”-thick roof panels (R-64)—create a tight thermal envelope.

D 95% AFUE boiler is the energy source for the in-slab radiant-heated floor.

E 20 SEER air conditioning delivers cool air via high-velocity ductwork.

F Specs call for high EER Energy Star appliances.

G Plan recommends Forest Stewardship FACT: Council (FRC)-certified siding products, to ensure good resource management at the source.

H Energy-efficient windows are sized to take advantage of solar gain on south facing windows. Glazing is deliberately limited on east and west elevations.

There are plenty of areas for family members to hang out together or hide from each other in this large family home. Enter the front covered entry and find the office—perfect for those who want to run a home business but keep family private. There are four bedrooms, each with its own bathroom, and two powder rooms (one near the office). The master bedroom is its own wing on the plan’s west side. There is an elegant dining space and a two-story great room with fireplace. The rest of the the first floor is a hub of family living with its hearth room and large breakfast area—all accessible from a family foyer replete with benches, pegs and cubbies, just off the two-car garage.
