PLAN ES3187
European French Country
This 5,343-sq.-ft. plan is the largest and most luxurious of those featured. It has four bedroom suites, one study and three home offices.
GREEN HIGHLIGHTS
A Plan details advanced framing techniques, including: hangers in lieu of jack studs, single (instead of double) top plates, two-stud corner with drywall clips, insulated single-ply headers and a manufactured I-joist floor system.
B Construction is 2’ x 6” framing filled with spray-foam insulation.
C Specs call for roof shingles utilizing a new highly reflective granular technology that bounces back the sun’s rays. Spray foam underneath the roof sheating seals the deal on creating a tight, well-insulated dwelling.
D Low-E Energy Star windows help reduce solar heat gain and loss. There is limited glazing on the east and west sides.
E Plan suggests drapes be used to reduce heat loss and/or gain depending on the season of the year. Glazing is minimal on the west side.
F Plan specifies tankless water heaters and copper water pipe for its heat retention, fire resistance and proven durability.
G All ductwork is in conditioned space.
H Energy Star appliances, low-flow plumbing and fixtures are specified.
This plan is deliberately grand in scale, but also highly energy efficient. The experience begins at the three car garage. The service/family entrance to the home is either from the garage or a small porch. In succession are the utility room, a powder room (one of two), back stairs to the second level and a small office. The presentation entrance is through the entry portico to a grand foyer bracketed by a formal dining room and a home office/ study with fireplace. A long gallery links the public living spaces and west wing owners’ suite. Upstairs are three more bedroom suites and a huge home office with private terrace. And if that isn’t enough space, there’s also a bonus room.
