PLAN ES3185

Eco-Bungalow
Perfect for a shallow, deep lot, this 1,675-sq.-ft. plan offers a lot of living in a sustainable, compact, two-story plan.
GREEN HIGHLIGHTS
A House orientation and glazing protect the house from excess heat gain or loss from cold, but maximizes winter heat gain through south-facing windows.

B Framing is 2’ x 6’ combined with spray-foam insulation, to create a tight building envelope.

C Long-lasting metal roofing reflects heat, and provides a clean surface for later rainwater harvesting.

D Rear-covered terrace shields south facing windows from summer sun.

E Plan specifies Energy Star lighting throughout the house

F The plan suggests using a geothermal heat pump—if the lot will accommodate the system. Otherwise, it calls for an Energy Star HVAC system.

G Of course, the plan calls for energy efficient and low-water-use appliances and fixtures.

H The plan recommends an onsite recycling dumpster.

This three-bedroom, 2 1/2 bathroom plan allows owners great privacy on a narrow lot. There is limited glazing on the home’s east and west sides, where the glazing is staggered in-case two of the same homes designs end up side by side. The north entry incorporates a sheltered porch, a dormer and shuttered windows for great curb appeal. The south elevation has a wall of glass designed to capture winter sun and deflect summer sun. The kitchen and living space are at the back of the house, so that owners have better access to the southern sun and backyard. Upstairs are two bedrooms with a cleverly-designed Jack and Jill bath.
