The North West 2020 Annual Survey Stonebridge Business Park

On behalf of St Modwen, Caddick Construction has completed the latest speculative phase of development at the popular Stonebridge Business Park in Liverpool.

The six-month project has delivered a further 52,000 sq ft of industrial space at the 30-acre site, helping to meet the shortfall in good quality industrial space in the region.

Ian Threadgold, head of Caddick Construction’s North West office, said: “We have a successful, long standing relationship with St Modwen, having delivered earlier phases at Stonebridge Business Park and a retail park at Great Homer Street in Liverpool".

"This latest Design and Build scheme at Stonebridge is providing a further boost to the local economy in this prime location.”

This is the third phase of development at the Park, which lies adjacent to the East Lancashire Road (A580) offering easy access to Junction 4

of the M57. The park is already home to DPD, UK Storage, NBM and Liverpool Lancashire Properties.

Stuart Murray, development director at St Modwen said: “Stonebridge Business Park is a key strategic site in the north west and plays an important role in the region.

“The scheme has attracted some major players in the logistics sector due to its ideal location and we’re confident that the site will continue to be of interest to high-calibre tenants who are looking for flexible, quality space.”

Avison Young and Knight Frank are the joint letting agents. The Caddick North West team employs more than 50 staff and relocated to new office premises in Warrington in 2018. Since its launch, the office has won significant contracts including the £154m Angel Gardens’ Scheme in Manchester, a flagship car showroom at TraffordCity and Liverpool Shopping Park.

Property Deal Takes Mere Grange to 75% Let

The high calibre of tenants we have attracted to the site since we began less than two years ago is testament to the quality of the scheme design, specification and location.

“This is the largest of the speculative units and will raise the wider site occupancy to 75%. With such a shortage of well-located industrial accommodation in the market, we continue to see a good level of interest in the remaining space and hope to be fully let very soon.”

Network Space has secured a new tenant for its 30-acre Mere Grange development in St Helens. The 26,358 sq ft unit has been taken on a 10- year lease by American headquartered Dresser Natural Gas Solutions (NGS), which manufactures gas measurement and control products.

The unit is part of a £7million first phase speculative development of four industrial units ranging from 18,595 – 26,358 sq ft delivered by Network Space in 2018. NGS joins Kilwaughter on this first phase.

Further pre-lets have already been secured at the second phase of the successful Mere Grange development. 51,868 sq ft is let to Synergy LMS, a commercial laundry firm and a bespoke 20,029 sq ft unit was completed last month by Caddick Construction for Ormazabal, a specialist in electric distribution equipment. Together the four new occupiers will accommodate in the region of 250 job opportunities at the site.

Joe Burnett, Development Director of Network Space, said: “We are delighted to welcome Dresser Natural Gas Solutions to Mere Grange.

Network Space is developing the Mere Grange mixed-use site in partnership with Homes England, St Helens Council and Liverpool City Region Combined Authority. Anwyl Homes is currently on site delivering 82 homes on the residential portion of the site having acquired it from Network Space in 2019.

Paul Monks, Managing Director of Natural Gas Solutions (UK), said: “We needed to find a new facility following a recent change in our business ownership structure and, after considering several options, are excited to now be moving to our new premises at Mere Grange. I am looking forward to being fully operational and am confident that the property and location has everything the business needs for future growth.”

With a total of 162,000 sq. ft of high-quality industrial space, the two remaining units offer 21,375 and 18,595 sq ft of warehouse including first floor offices and amenity space. They provide secure, gated service yards and direct access onto the St Helens Linkway (A570), just minutes from the M62.

B8 Real Estate and CBRE are joint agents on the scheme. 57
