Burnley's skyline is being transformed with new developments across the town. As a growing university town, the University of Central Lancashire (UCLan) is expanding with plans to grow student numbers to 4,000 by 2025. Another huge development on the horizon is the new 38,500 sq.ft. town centre Pioneer Place mixed retail and leisure development, due to open in 2022.

internal floor area, and substantial car park provision with 125 car parking spaces.
The agreements signed with Reel will bring an eight screen, 18,134 sq.ft. multi-screen cinema complex to the Pioneer Place town centre development, which will also include a restaurant plaza, shops.
Burnley town centre has attracted a number of new businesses in the last 18 months including Primark, Easy Coffee, Quick Crepes, Millie’s Cookies, Carnivoro Brazilian restaurant, and The Corkhouse wine shop & bar. A recent report by independent experts said Burnley is ‘punching above its weight’ in terms of maintaining and growing the number of shops in its town centre. The Pioneer Place development will further establish Burnley as the leading shopping and leisure destination in East Lancashire.
Burnley is one of the principle retail, leisure and service centres in Lancashire with 395,000 residents in a 20 minute drive time extending into West Yorkshire and the Ribble Valley, with the town centre footfall to the primary shopping area 8.1m per year.
Crow Wood Hotel & Spa Resort Pioneer Place

Reel Cinema has signed an ‘agreement to lease’ as anchor tenant – a key milestone in the development, giving confidence to leisure providers to invest in the project.
