Sandygate Square: New Student Accommodation with retail and leisure units To Let


Burnley's skyline is being transformed with new developments across the town. As a growing university town, the University of Central Lancashire (UCLan) is expanding with plans to grow student numbers to 4,000 by 2025. The growth in students in the town is changing the demographics and giving businesses further confidence to invest. Another huge development on the horizon is the new 38,500 sq.ft. town centre Pioneer Place mixed retail and leisure development, due to open in 2022.

internal floor area, and substantial car park provision with 125 car parking spaces.


The agreements signed with Reel will bring an eight screen, 18,134 sq.ft. multi-screen cinema complex to the Pioneer Place town centre development, which will also include a restaurant plaza, shops.


Burnley town centre has attracted a number of new businesses in the last 18 months including Primark, Easy Coffee, Quick Crepes, Millie’s Cookies, Carnivoro Brazilian restaurant, and The Corkhouse wine shop & bar. A recent report by independent experts said Burnley is ‘punching above its weight’ in terms of maintaining and growing the number of shops in its town centre. The Pioneer Place development will further establish Burnley as the leading shopping and leisure destination in East Lancashire.


Burnley is one of the principle retail, leisure and service centres in Lancashire with 395,000 residents in a 20 minute drive time extending into West Yorkshire and the Ribble Valley, with the town centre footfall to the primary shopping area 8.1m per year.


Crow Wood Hotel & Spa Resort Pioneer Place


Pioneer Place is an exciting new Leisure & Retail Development in Burnley Town Centre, being developed by Burnley Council in partnership with developers Maple Grove.


Reel Cinema has signed an ‘agreement to lease’ as anchor tenant – a key milestone in the development, giving confidence to leisure providers to invest in the project.

Another exciting new development is the new world class Crow Wood Hotel & Spa Resort, which recently opened its doors to huge praise, providing a stunning luxury 76 bedroom hotel, wedding venue, located in a beautiful countryside setting.
