Treveth’s refurbished Dudnance Lane commercial unit in Pool, West Cornwall
Like many companies delivering commercial developments, these are difficult times with build costs being high and land availability in short supply, helping to create the perfect storm. Cornish developer Treveth supports Cornwall Council with their objectives to create sustainable growth and investment in the region, through the delivery of both commercial development and new homes for the benefit of people who live and work in Cornwall.
Delivering profit with purpose, Treveth is growing a portfolio of commercial property from office and industrial development to
urban regeneration development schemes.
Slowing demand and increasing finance costs have impacted on many conventional developers. In contrast, Treveth’s sustainable and collaborative business model has allowed it to expand its workload. Diversifying the local supply chain, encouraging and engaging new partners by de-risking its projects and adopting a flexible approach to contract terms has created an opportunity for Treveth to grow trust and strong relationships during these tough times, benefiting everyone in the long term.
In addition, by working with end users to get them engaged early on and be part of the development process, Treveth’s approach ensures
that it can build workspaces
that fit and meet the specific demands of each prospective tenant. A case in point
72 and
is the recent leasing of Treveth’s first fully-refurbished property, a 7,319 sq ft commercial unit at Dudnance Lane in Pool, to Rexel UK ltd, which will be fitted out to meet their expanding business’ specific needs. As a sustainable developer striving to achieve challenging carbon emissions targets set for 2030, Treveth’s saved over 100 tonnes of carbon by retaining the original foundations and steel structure of the building.
Treveth owns and manages a number of
commercial mixed-use units in Bodmin, Helston
and Falmouth and is actively building on development opportunities, and looking at land opportunities across the whole of Cornwall, to bring forward a number of much- needed schemes to the County. Its strategy is to grow its commercial estate to meet an ambitious target of creating at least 5000sq m of high-quality commercial workspace across Cornwall per year by 2025.
These schemes will not only attract business to Cornwall but also help local businesses to move, expand and deliver enhanced services from modern and well-designed new industrial units. Treveth is keen to engage with any company looking for commercial space both old and new, helping to deliver the workspace that they need.
Treveth is always on the lookout for commercial development opportunities across Cornwall that fit with its values and objectives and would welcome discussions with landowners and property owners on a confidential basis.
Property consultants Alder King, acting on behalf of Tregay Properties, have finalised the freehold sale of the former Curver Premises on Cardrew Industrial Estate in Redruth, Cornwall to local haulage firm Conway Bailey Transport.
At 228,577 sq ft, the warehouse property occupies a 20-acre site and is one of the largest in Cornwall. The sale, which completed in late December, was one of the county’s biggest property transactions for many years. Ian Simpson, partner at Alder King in Truro, said the disposal indicated demand for large footprint second-hand stock in Cornwall, with new build typically being cost-prohibitive.
The property, which includes two large warehouses and a two-storey office building, was previously operated by plastic products manufacturer Curver as a manufacturing and distribution facility. It vacated the property in Q4 2023 to consolidate its operation with its manufacturing facility in Banbury in Oxfordshire.
