Ten-year Lease Signed on LGIM’s Neighbourhood North, Bristol
Legal & General Investment Management (LGIM) announces the leasing of Neighbourhood North (formerly North Quay House). The Department of Levelling up, Housing and Communities has signed a 10 year lease on the 30,000 sq.ft refurbished building space.
Neighbourhood North is the first of three buildings within a group to be refurbished as part of plans to rejuvenate the buildings, improving their appearance and performance. The project is targeting BREEAM Outstanding and has been shortlisted for a British Council for Offices for South Of England & South Wales Refurbished/Recycled Workplace award.
A founding signatory of the Better Building Partnership (BBP), Legal & General embraced Neighbourhood North as a model for refurbishment rather than redevelopment. The project took a focused approach to carbon costing, balancing viability with a drive to lower the whole life carbon footprint of the works.
LGIM opted for a comprehensive refurbishment and small extension to the existing building to minimise embodied carbon. As a result, the redevelopment produced 28% lower upfront carbon than the Low Energy Transformation Initiative (LETI) 2030 target1 and 31% lower embodied carbon than the Royal Institute of British Architects (RIBA) 2030 target2.
The building has moved from gas to an all-electric model and demonstrates LGIM’s circular economy practises by re-using the gas boilers in-situ on another scheme in Cardiff. These initiatives along

Launched to Market Following a £17million redevelopment, the South West’s first Net Zero Carbon in operation out-of-town development has been launched to market by Jones Lang LaSalle (JLL), Cushman and Wakefield and Carter.
The addition of a new floor and striking three-storey atrium to the centre of the stunning new, all-glass structure has expanded the building from 38,000 to 80,000 sq ft, capable of housing an 850-strong workforce. The building incorporates a secure cycle block, with leisure club quality shower and changing facilities to encourage sustainable travel. The 1,300 sq ft state-of-the-art gym, wellness facility and daily classes on offer are designed to boost tenant health, fitness and productivity.

Boasting BREEAM Excellent and EPC A, the all-electric building, is powered by renewable energy and boasts energy-efficient heating, cooling and lighting systems. As well as saving some 1.7 million kg of embodied carbon, coupled with its Net Zero in Operation performance, 1000 Aztec West is a game changer for out-of-office headquarters.
