The West Country
Weston Super Mare In My View from Michael Ripley
Easter has now passed with
donkeys on the beach and the Wheel on the seafront turning. There are also encouraging signs that at long last Birnbeck Pier, like the phoenix will be rising
from for
local authority proposals going forward
the its
resurrection
and the reestablishment of the Lifeboat Station.
All that is needed, like every other seaside resort, is an influx
of visitors which will hopefully be achieved when the weather improves by the time, we reach the May Bank Holiday. It is unfortunate there is such a wide gap between Easter and this holiday which does not help the struggling hospitality and seasonal sector.
The Town like most others in the country has seen a significant decline in the retail offer resulting from the Covid affect which led to increased online shopping and the reduction in footfall in the High Street. Retail rents have taken a significant hit with many empty units, albeit there remains interest and lettings/ sales of retail premises continue.

Unfortunately, the occupations created are in the continually expanding sectors of Vape Shops, Mobile Phone Shops, Coffee Shops and the like. Traditional retail offers remain limited.
In contrast the industrial and warehouse sector continues to move forward with supply limited and rents increasing as a result. Lettings continue at significantly higher rents with sales limited due to the lack of supply. The market has been particularly active in the Winterstoke Road and Oldmixon Crescent
areas with additional space being constructed
alongside Beaufighter Way on the former Weston Airfield. The excellent access therefrom to the M5 Motorway via the Link from Winterstoke Road to the A371 and thence M5 has improved access to the Motorway network which further increases demand for space.
Unfortunately, the demand for Office Space remains very limited again partly due to Covid and the trend for people to work from home but also the amount of space available nearer to Bristol which is still regarded as the Regional Office Centre.
All in all despite interest rates and energy costs and the uncertain political climate everything is in place for Weston to move forward – all we need is some sunny weather!
