Bath & North East Somerset Boasts Great Office and Retail Accommodation for Business


Construction to Start at Longwell Green, Bristol


Demolition has completed on a 12-acre site adjacent to Longwell Green Retail Park in east Bristol in preparation for a new mixed-use scheme. Phase One comprises a trade-anchored redevelopment and plans for future phases are ongoing.


The wider Longwell Green Trade Park will include a trade zone (Phase One), drive-thru restaurants and retail warehousing. The scheme is being developed by CBRE Investment Management on behalf of a Separate Account mandate. It already has outline planning permission for the development with a reserved matters planning application submitted for the first phase which will comprise the Trade Zone.

The council’s Commercial Estate team, headed by Richard Long sits within the Council’s Resources Directorate under the Director of Finance, Andy Rothery.

The council is working hard to attract a range of new business into the city and is building on the success of the 17 lettings in 2023 despite the economic challenges which all businesses are facing.


Bath & North East Somerset has varied attractions throughout the year including the hugely popular Bath Christmas Market which continues to bring visitors to the locality and help increase footfall and trading. Similarly, new venues such as the recently opened Cleveland Pools (which is the oldest surviving open air public swimming baths in the UK) which was awarded Heritage Lottery Funding adds to the vibrancy and uniqueness of the city. Longer-term, plans for a ‘Milsom Street Quarter’ will bring together a new, world- class fashion museum with the world of design and fashion-led retail. This will form the core of a new district for Bath and will promote and re- establish this area of


the city as a


fashion destination and restaurant/ café locality.


The initial part of the scheme will comprise a trade unit totaling 18,126 sq ft which is pre-let to a national trade occupier. Phase One works are due to commence in the New Year and delivery scheduled for Q4 2024. The rest of the scheme has seen a positive response and it is likely to be 100% pre-let before works begin. Alder King and Curson Sowerby have been appointed as agents on the scheme.


Andrew Ridler, partner at Alder King, said: “This brownfield site, with its dilapidated industrial buildings, has lain vacant for a number of years. The owners are now set to reinvent the asset to create a vibrant mixed-use development that will complement the established retail and leisure facilities in this location. The early response to the scheme demonstrates strong demand.”
