Harbour Energy Letting Takes Aberdeen Grade A Vacancy to Lowest on Record


Harbour Energy has secured 34,000 sq. ft. of Grade A office space at Aberdeen’s Prime Four Business Park in Kingswells, in a deal brokered by independent commercial property consultancy Knight Frank.


The energy company will occupy the entirety of Unit 9 at Prime Four. The modern two-storey office building, arranged over four wings, is rated BREEAM ‘very good’ and its maintenance and engineering installations incorporate a range of low and zero-carbon technologies to reduce energy consumption.


Knight Frank represented Schlumberger, the current occupier of the space, with FG Burnett acting on behalf of Harbour Energy.


The deal marks the third property transaction


during 2023 in Aberdeen


involving one of the energy majors. Shell also relocated to 100,000 sq. ft. of prime office space at the Silver Fin Building on Union Street and BP extended its 192,000 sq. ft. lease at Stoneywood – the Granite City’s largest office transaction of 2023 – with Knight Frank involved in all three deals.


Knight Property Group Delivers Construction of TrustFord’s £10m State-of- the-art Aberdeen Showroom and Service Facility


Knight Property Group announces the completion of construction works on a cutting-edge showroom and vehicle service facility for Ford’s biggest dealer group, TrustFord.


The facility, located on a 5.2-acre site at the former Tyseal base within the West Tullos Industrial Estate, was built by MTM Construction, who were the main contractor.


Valued at £10 million, this turnkey development spans 27,976 sq ft and includes 270 customer and display parking spaces, along with a 2 acre car storage compound to the rear.


The project has been successfully handed over to TrustFord for fit-out and is poised to open its doors in March 2024. This strategically located facility will offer new and used vehicle sales, fleet sales and servicing needs for Aberdeen and the broader North East region.


New Lease of Life for Refurbished Dyce Industrial Scheme


A terrace of eight energy efficient industrial and distribution units with yard accommodation next to Aberdeen Airport has been brought to market for lease or purchase by Clowes Developments, following a major refurbishment programme.


Located at 1-8 Woodlands Road, the properties range in size from 1,830 sq. ft. to 3,122 sq. ft. and can be let or sold individually, or in a combination. The units are being marketed through joint agents Knight Frank and Graham + Sibbald, with two already under offer.


The developer is targeting an EPC A rating at each property after a significant refurbishment project has brought them back into use. They had previously been considered for demolition but have instead been restored through the reuse of the existing frames with the application of modern materials and new cladding, bolstering the scheme’s sustainability credentials.


Clowes Developments has also installed energy efficient LED lighting, new window systems, and infrastructure for electric vehicles among a host of environmentally-friendly features. Each property includes office accommodation, with the exception of unit 6. Work at units 1-4 is on track to complete by the end of February, while units 5-8 are scheduled for delivery during March.
