The West Country Plymouth Opportunities Sherford Business Park

Already home to over 2,500 people and one of the most ambitious developments in the UK, the new town of Sherford is under construction, and is set to include Sherford Business Park. Based on the eastern edge of Plymouth, it is the ideal location for businesses looking to grow and expand, with the potential to be one of the region’s most impressive business districts.

Providing up to half a million sq. ft of flexible space with significant power supply, businesses have the ability to scale up without the constraints that a city centre location or existing business park might have. This freedom and flexibility, combined with a business-led approach to commercial space design and occupation, offers a huge amount to businesses looking to grow and thrive.

Set across 33-acres of privately owned land, it offers space that businesses can design around their unique commercial requirements. It is also well connected, with virtually immediate access onto the A38, putting Plymouth City Centre, South Hams, Cornwall, Exeter and beyond all within quick and easy reach.

Outline planning consent has already granted for B1a, B1c, B2, B8, leisure and recreation uses and there is a significant electrical power supply suited to a range of sectors. On the doorstep will be a park and ride facility, providing public transport links for a local workforce – plus sustainable links to the town, through a network of footpaths and cycleways

Part of Sherford Business Park sits within the Plymouth and South Devon Freeport zone, which has great potential to boost local trade and generate job opportunities. Freeport status can only help this area become a more appealing place to be based or do business with. The Freeport aims to supercharge the South West economy and translate into £250m in private sector investment and more than 3,500 jobs.

A unique aspect to Sherford Business Park is its proximity to the new town of Sherford, which is a £1 billion development and one of the region’s largest new sustainable mixed-use communities. Sherford will have 5,500 new homes, extensive community facilities and abundant green space. This offers businesses access to a large local workforce, as well as presenting an opportunity to relocate or attract new talent to a community specifically designed to offer the perfect word/life balance.

Royal William Yard

New figures show that Plymouth’s historic Royal William Yard is a thriving visitor destination, attracting 1.1 million people a year to the iconic waterfront site. The Pathzz footfall data reveals that the vibrant mixed-use site enjoys a high frequency of return visits and high dwell time. With an influx of big brands recently joining Royal William Yard, it continues to be a success story – and 2024 looks every bit as promising.

Boasting the largest collection of Grade I Listed military buildings in Europe, the 15-acre site has been transformed by regeneration specialists, Urban Splash, from a derelict space into an award-winning destination. Restaurants, bars and shops sit alongside a lively artistic community, a packed calendar of events, and much to see and do. This breathtaking location, surrounded by water on three sides, has been re-imagined as Plymouth’s leading place to live, work, stay, play and relax.

The commercial offering is diverse; this is place where offices, restaurants, bars, a luxury cinema, boutique hotel, gym and art galleries

all rub shoulders. It is home over 70 businesses and

215 award-winning apartments, which form part of a bustling community where small business owners and office workers mix with homeowners, holidaymakers and day-trippers.

Royal William Yard recently welcomed to its ranks renowned businesses including Everyman Cinema, Vietnamese restaurant Pho, and the South West’s largest independent accountants, PKF Francis Clark. Moving into the centrepiece of the site - the recently restored first phase of the Melville building - these businesses joined much-loved South West restaurant, Hub Box, as well as flexible workspace provider BLOCK Plymouth and its state-of-the- art gym.

There are opportunities for businesses to join this growing and thriving community on the Devon coast. Everything from 2-person suites all the way up to 7,000 sq ft of offices, plus retail and leisure space is available. Urban Splash works in partnership with commercial tenants, taking an innovative and flexible approach that enables businesses to seize the opportunities offered at a location unlike any other.
