For tenants, a new lease isn’t just about getting the keys. It’s about understanding what you’re really signing up to and avoiding expensive surprises when it’s time to move on.


Before you sign, a Pre-Lease Survey is essential. This is your first and best opportunity to limit future liability. It highlights defects, identifies high-risk elements and informs how demanding your repairing obligations really are. Get this right and you can negotiate exclusions or landlord works before you commit, protecting your balance sheet from day one. Legal terms may look robust on paper, but lawyers don’t inspect buildings.


A well-prepared Schedule of Condition will provide you with critical protection. This, together with reinstatement clauses, statutory compliance and decoration covenants, all influence what you may face at exit. Without caution, tenants often inherit


liability for issues that were always going to fail or that may have already been in decline, such as roof coverings.


When the end of the lease approaches, proactivity pays as the focus shifts to exit.


Appointing a Chartered Building Surveyor to undertake a Dilapidations Liability Assessment, carried out around 12 months before expiry, will give you clarity on likely costs, sensible exit works and negotiation strategy. Making Tax Digital for Income Tax Self-Assessment (MTD for ITSA) is coming – and it will change how landlords and sole traders manage their finances.


From April 2026, anyone earning over £50,000 from self-employment or property income will need to keep digital records and submit quarterly updates to HMRC using approved software. This move away from the traditional annual Self Assessment process is designed to make record keeping more timely and financial information more accessible throughout the year.


For landlords, especially those with mixed income streams, MTD for ITSA brings changes not only to reporting frequency but also to how financial data is captured and reviewed. Understanding the requirements and preparing your systems now can help reduce errors, streamline administration, and prevent last-minute complications.


Sole traders face similar considerations, particularly when integrating digital records with day-to-day business activity. Many are using the transition as an opportunity to simplify bookkeeping and gain a clearer view of their finances throughout the year.
