FUTURE-PROOFING
A new building is a long term investment. It is essential that the materials chosen for the structural frame and the external cladding are able to perform for the building design life.
Consideration must also be given to any future extension or refurbishment of the building or a change in use which may require the building envelope to perform differently.
The specification of the building envelope is also the best way to future-proof a building. Cutting costs by specifying cheaper or less durable products will require more maintenance and inspections in order to keep them looking – and performing – at their best. The main future-proofing considerations are: building structure and flexibility; material durability and maintenance requirements; thermal performance of the building envelope; and the future installation of renewables. Natural weathering can also adversely affect the aesthetics of a building, causing colour fade and coating failure, resulting in the need for costly repairs in the future.
Future change of use or building extension/refurbishment
Steel framed, pre-finished steel buildings provide large clear open spans, which easily allow the space to be reconfigured to meet the changing needs of the occupier or changes of building use.
Tata Steel’s SCPs offer a range of building cladding refurbishment options, which can be used to extend the functional life of a building.
Building refurbishment options can include overpainting of existing cladding, oversheeting of existing cladding or a full strip and resheet of the building. An extensive strip and resheet refurbishment can result in a building with similar performance to a new build but with much less environmental impact, as the floor slab, foundations and groundworks etc. are retained.
