REGULATIONS The Building Regulations are statutory instruments that govern the design, construction and alteration of virtually any building.


Building Regulations in England and Wales are supported by a number of Approved Documents which have been written to provide guidance on how to comply with the regulations.


These are labelled A to P and cover all aspects of construction, parts B, E and L are the most relevant in terms of building envelope design. These three documents cover:


Part B: Fire Safety – this addresses issues relating to means of escape from fire, fire-spread over walls and ceilings, fire resistance to elements of structure and access for the Fire Service.


Part E: Resistance to sound (Acoustics) – this provides guidance on addressing noise pollution through various methods with requirements for airborne and impact sound resistance.


Part L: Conservation of fuel and power – this document covers issues such as insulation values of a building, including thermal bridging, air leakage, heating controls and lighting.
