FIRE PERFORMANCE Building Regulations


Building Regulations are official standards that must be adhered to. The regulations govern the design, construction and alteration of any building.


The Ministry of Housing, Communities and Local Government publishes guidance called “Approved Documents” on ways to meet Building Regulations.


These contain: General guidance on the performance expected of materials and building work in order to comply with the Building Regulations.


Practical examples and solutions on how to achieve compliance for some of the more common building situations.


Fire Performance Building envelope and cladding construction should be carefully considered as part of your overall strategy for fire regulation compliance and risk management.


Approved Document B sets out a number of key provisions for fire safety in England and Wales:


1. Satisfactory provision of means of giving an alarm of fire and a satisfactory standard of means of escape for persons


2. That fire spread over the internal linings of buildings is inhibited


3. The stability of buildings in the event of fire; that there is a sufficient degree of fire separation within buildings and between adjoining buildings; and that the unseen spread of fire and smoke in concealed spaces in buildings is inhibited


4. That external walls and roofs have adequate resistance to the spread of fire over the external envelope, and that the spread of fire from one building to another is restricted


5. Adequate access for fire appliances into buildings and the provision of facilities in the buildings to assist fire fighters in saving the lives of people in and around the buildings.
